The Den: Indoor-Outdoor Bar
The Den Pool House features a large common space for gatherings, a billiards table, a card table, a Smart LED-TV, and a bar with indoor and outdoor access.
The large pool has ample sun loungers and features a covered outdoor dining area with gas and briquette BBQ’s, a fire pit and Smart LED-TV. To keep your guests entertained we’ve added a brand new pickleball/basketball court and a beach volleyball court. You’ll also find a covered picnic and viewing area and loveseat swings to watch the action. At night, roast s’mores over one of our fire pits.
Guest Access:
Our guests will have full access to our 10-acre property and all its cabins and amenities. There is plenty of onsite parking for all your guests. Some of the closet spaces are closed for storage supplies.
The Neighborhood:
Dripping Springs, Texas is a beautiful destination surrounded by stunning hills and oak trees. It is located west of Austin in the Texas Hill Country. The city is an agricultural Mecca; here you can tour the olive orchard and mill or many of the wineries nearby. Dripping Springs has earned the nickname of the “Wedding Capital of Texas” for its scenic beauty and is home to some of the most beautiful places in Texas. This city is surrounded by various state parks for hiking, swimming, and fishing. Dripping Springs is the perfect family-friendly destination, offering everything you need for an unforgettable getaway.
Getting Around:
A car is a must in the Texas Hill Country. Some local companies offer guided tours that take visitors to popular destinations, wineries, and attractions in the area.
Local Attractions:
- Pedernales Falls State Park is a state park in central Texas. Located about 25 miles west of Austin, the park is on the Pedernales River which is 14 miles southwest of the river’s mouth at Lake Travis. There are many activities to do at this park including: swimming, tubing, wading and fishing. The park also has a number of picnic areas along with campsites.
- Reimers Ranch is a smaller country park located in Travis County, Texas. The canyon and forest preserve sits along the Pedernales River and is frequented by rock climbers and mountain bikers. The park is home to the Reimer’s Ranch Trail, a 13.2 mile moderately trafficked loop trail that features beautiful wild flowers and other various activities.
- Westcave Preserve is a 76-acre expanse that provides gorgeous views of the Pedernales River. The Westcave Preserve Trail is a 0.7 moderately trafficked out and back trail located near Round Mountain, TX. Near Dripping Springs, the Preserve has some incredible geologic rock formations including a cave and the best way to explore this spot is by foot.
- Dripping Springs Distilling - Small Batch Vodka is located just 5 minutes away. Dripping Springs Vodka is the first and the only North American Vodka to win a Gold Medal and the Vodka Purity Trophy at the prestigious International Wine & Spirits Competition. Handcrafted in small batches and micro-distilled twenty times in our proprietary 50-gallon copper pot stills, each product is finished with pure, mineral-rich Hill Country artesian spring water that will take you to the Hill Country with every sip! A must visit!
Please note this is a rural ranch property out in the Texas Hill Country. It's common in rural areas to encounter wildlife that can include birds, reptiles, deer, or other local fauna. Rural areas may have limited or different services compared to urban settings, such as cell phone service. We recommend enabling ‘wifi calling’ on your device.
Other Things to Note:
Important: We are committed to protecting our properties and keeping up-to-date with short-term rental regulations. We have a protection plan in place included in the booking price, which is why you will be asked to complete our independent verification.
Please note: Before your booking begins, you will be required to confirm your details with us to complete your booking. You will be contacted via email and/or text to complete the verification.
- Occupancy is set at 20 guests.
- Smoking is NOT allowed.
- Pets are allowed for an additional fee, up to 4 pets maximum.
- No shooting guns on the property.
- Fireworks are not allowed.
- No parties, events are allowed without supervision from our events team.
- There is a security camera on site but it is inactive and not being monitored.
- Primary guest must be at least 21 years old.
- Neighborhood has a strict NO NOISE policy from 10PM - 7AM, so please help us be good neighbors :)
- Please ensure that the gates remain shut at all times due to the presence of an unsupervised water feature (swimming pool) on the premises.
- There are several fire pits on site for guest use. We kindly ask you to bring your own supplies and extinguish any flames/coals after each use.
- If any furniture is moved, please place it back in the original space where it was found. Fees may apply.
- The deer are beautiful but please keep your distance and do not enter their gated habitat - this is private property :)
Pool Rules:
- No lifeguard on duty. Swim at your own risk.
- Supervise children at all times.
- Please rinse off any sand from the volleyball court before entering the pool.
- No glass is allowed in the pool or pool area. *Additional fees may apply if glass is found in the pool area.
Pool Service:
Our pool technician visits every Tuesday to service and maintain the pool. During this time, chemicals are added to ensure the pool is clean and safe. We kindly recommend avoiding the pool for a few hours after the technician's visit to allow the chemicals to take full effect.
Burn Ban:
Please be aware of the status of the county burn ban. This can be checked on the county website.

As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
