Enter via your own private entrance next to the main house, tucked away with a charming courtyard covered in vines.
Step inside and enter into the vast living area with comfy sofas and a Smart TV. There is a dining table that comfortably seats 4 along with a large office desk offering a separate dedicated workspace.
As you walk through the hallway, a large feature bookcase invites you to browse through hundreds of books for you to enjoy during your stay.
The large bedroom boasts a king-size bed, blackout curtains and plenty of storage with a double wardrobe and chest of drawers.
The living room provides extra sleeping space for up to 2 additional guests, with the futon easily converting into a double bed.
The fully functional kitchen features an electric cooker, dishwasher, fridge, freezer, microwave, kettle, toaster and washing machine with a large clothes drying rack suspended from the ceiling.
The bathroom has a bath with overhead shower for convenience.
There are wall-to-wall windows throughout allowing natural light to flood in.
Outside there's a private terrace with seating enjoying stunning views into the garden and the countryside beyond, plus a fully enclosed private lawned area beside the annexe, perfect for exercising your furry friends.
Private parking is available for one car (or 2 with prior arrangement), just a short walk around a well-lit gravel path to the annexe.
There are many countryside walks directly from the doorstep along with The Dun Cow pub a 20 minute walk away (check the website for opening hours). Remember to bring your wellies!
Hadsham Farm is only 2.5 miles away, Banbury/M40 is 7 miles, JLR/Gaydon 11 miles, Stratford-upon-Avon 17 miles, Blenheim Palace & Warwick 20 miles away.
The annexe is also conveniently located for exploring the Cotswolds with the stunning villages of Moreton-in-Marsh and Stow-on-the-Wold only 20 miles away.
For those traveling with pets, we welcome up to 2 dogs to join you during your stay (no unneutered male dogs permitted). Please ensure you review the Pet section under 'Other things to note' before booking with your pet to ensure a comfortable stay for all.
Additionally, a travel cot and high chair are available for an extra cost, ensuring a stress-free stay for younger families.
Guests have full use of the annexe and private outdoor space from the metal entrance gate up to the fence beside the annexe (I will require very occasional access when walking my dogs). There is a wooden gate to access the annexe terrace area which is totally private and for guest use only.
The annexe overlooks part of my private garden which I rarely use. My gardener may be around tending to the beds on Friday mornings during warmer months. However, I will always respect guests' privacy when you are staying here.
Please kindly respect that my property is attached to yours and keep the noise to a minimum.
Please only use indoor shoes inside as there are carpets throughout and Horton stone stains easily.
If you require use of the sofa bed, please let us know at the time of booking to ensure the extra bedding & towels are available.
A friendly border terrier and Labrador/Golden Retriever live on-site and might say hello but are not allowed into the annexe or your private outdoor space. Please be advised, one is a breeding dog so no unneutered male dogs allowed.
The outside area from the metal entrance gate to the annexe is for your own private use and is fully enclosed for your furry friends. There is a little-used public footpath at the back of your garden, so occasionally people and dogs may walk through. Please kindly respect others' privacy on the property and do not venture beyond the fenced areas.
Please note that you will be charged £100 for lost keys and £50 for a callout, so please be careful with them.
We welcome up to 2 dogs during your stay. Bed, bowls and a welcome pack are provided. There is also a hose and tin bath available by the paddock to wash off that Hornton mud!
Please kindly consider our house rules if you bring your dog: - Strictly no unneutered male dogs allowed as a breeding dog lives on-site - Dogs must be well behaved and house trained - As there are sheep and other wildlife in the vicinity, dogs MUST be on a lead at all times outside your enclosed garden area - Dogs must be kept off the beds & soft furnishings (please feel free to use the throws provided) - Any fouling on premises must be cleared up without delay - Muddy paws are to be cleaned before entering the annexe - Dogs must NOT be left alone in the property, thank you
We can supply a travel cot & high chair for an additional cost of £25 per stay, please kindly request these at the time of booking. Please provide your own bedding for the travel cot.
Mid-stay cleans and/or linen changes can be organised on request for an additional charge.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
