The location of the property is fantastic. Easy walk to the entire downtown area. Two coffee shops with breakfast items, a grocery store and a liquor store within a 2 minute walk. Also, easy to leave in your vehicle and head to Sunshine or Norquay.
The pictures of the room are a little deceiving. They are accurate, but taken in a way to make the rooms look bigger than they are. There are no closets and it feels more like a hotel room than your typical two bedroom VRBO. It had some dishes and cooking pans, etc., but you shouldn't plan on making complex meals. They do supply coffee filters, coffee, tea, salt, pepper and an oil (not sure what kind).
The parking garage next door was convenient, but it is $30 per day and only allows one entry/exit. You cannot leave and come back multiple times per day without paying the hourly rate. Their system was broken 5 out of the 7 days. We were told there was free parking at the train station but we never used it.
Overall, the place is clean, well maintained, with relatively new furnishings, etc. I would stay there again if we returned to Banff.
