This home is located on the River Side/ N. River Side part of Berwyn and Oak Park in a delightful quiet family neighborhood.

This Large Upscale 4 bedroom newly remodeled home feels like the ultimate place to stay and much much more!
My wife and I set this home up as if it was our full-time residence. You will find the home in immaculate condition. The home has quick access to Brookfield Zoo, the City of Chicago, and restaurants.

This home has 4 bedrooms with a Luxury Plush Pillow Mattress, and 2.5 full bathrooms with an upscale living experience. It's located in a delightful very quiet friendly neighborhood destination that thrives on the principles of community and the subsequent charm and united community!

Please DO NOT instantly book our home until you have communicated with me your reason for booking my home.

POLICIES AND ADDITIONAL TERMS

By booking this reservation, you agree to the additional policies, terms, and conditions below. Please read House rules in full and reply (I AGREE) If you cannot honor the house rules please do not book my place. Treat the home as you would treat your own...because it is while you are there! Please read these rules carefully and take them seriously, failure to comply will result in forfeiture of your deposit and/or termination of your reservation without a refund.

Due to local laws, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.
- The property shall not be used by more than the number of adults and children listed in your reservation with a per pet fee per night
- All guests shall abide by Michael’s good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m.
- If early check-in is available for your reservation, you will be notified by 9am on the morning of your arrival by email. Late check-out is offered whenever possible for a fee.
- No smoking of any kind is permitted anywhere on the premises.
- No commercial photography or filming is permitted on the property. Tents or other structures may not be erected.
- Renter is liable for any damage to the property and agrees to accept charges to the credit card on file should damage occur during occupancy.

- The home has multiple outside cameras that will remain on so the home can be monitored 24/7. There is an Amazon Echo Dot for you to use, please do not change the account on the Echo Dot or the Smart TV's for Netflix. If there is a malfunction in the system due to an item being unplugged or moved by a guest a service technician will be contacted and you will be charged a fee for the service call.

The home is equipped with a smart Wifi Thermostat allowing you to adjust the home temperature for your comfort. We ask that you do not turn the heat on past 74 degrees during the winter months and please do not adjust the AC below 72 degrees during the summer months. If you can not adhere to the heat and cooling requests please pass on booking my place.

- Please return the home back to the condition you found the home. Please place all towels in the washer and start. Place all the dishware in the dish machine and run with dish machine soap under the sink marked Cascade. Please remove all trash from Kitchen and place out back in the trash can by the detached garage.

How to Report Damage
Please report accidental damage as soon as it occurs so we can assess and minimize the extent of the damages. To report accidental damage, please call Michael on the number provided in the listing.

A. Minimum Age. The “Minimum Age” to rent the Property is the age specified in any Unit-Specific Terms. If no age is specified in the Unit-Specific Terms, the Minimum Age is 21 years of age (or the minimum age required by law in the jurisdiction where the property is located, if different). You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all guests who are under the Minimum Age for the entire duration of the rental.

B. Maximum Occupancy; Responsible Renter. The Property shall not be used by more than the number of adults and children listed in your reservation without Michael’s advance written permission. As the Renter, you agree to be an occupant of the Property for the entire duration of the rental, and that all other occupants will be family members, friends, other responsible adults over the Minimum Age, or accompanied by a parent or legal guardian (such family members, guests, and invitees collectively, “Occupants”). No Parties, No outside visitors, and No overnight guests without previous approval from Michael.

C. Good Neighbor Policy. Because the Property is a privately owned home, all Occupants must comply with this good neighbor policy:
- Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. DO NOT BRING ATTENTION TO YOUR SELF DURING YOUR STAY. This is a private residence and bring attention to your self is a violation of the house rules that will result in forfeiture of the rental.

- To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out.
- You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to Michael from police, neighbors, or neighborhood or homeowner associations. If there is a complaint your booking will be canceled and you will have to vacate the property immediately.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- You and other Occupants agree to abide by all applicable parking restrictions and limitations.

D. No Smoking. No smoking is permitted at the Property (including porches, decks or outdoor areas) at any time. THIS IS A NON SMOKING A
HOME NO VAPING or SMOKING OF ANY KIND IS ALLOWED INSIDE. If you have the need to smoke please step outside and away from all doors by 10 ft. Please do not throw your cigarette buts on the ground. There will be a $500 fine for violating this NO Smoking house rule.
E. H. Criminal Activity Prohibited. Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to the use of the Property’s Internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the Property during your stay.
I. Consequences of Breach; Charges for Damage. Any failure by you or any other Occupants to comply with any of the terms, conditions, or policies above is a breach of these Michael’s Terms and may result in a forfeiture of your rights to rent the Property, up to and including immediate removal from the Property without refund and with or without the assistance of law enforcement. Michael may terminate your occupancy of the Property for breach, and if you are notified of such termination you agree to leave the Property immediately. In addition, subject to VRNO damage claim policies, you are responsible for
(1) any damage or loss that occurs at the Property during your stay;
(2) a charge of up to $1,000 for violations of the pet policy, including for bringing more pets or different types of pets than specifically authorized;
(3) an additional cleaning fee of up to $500 (or the actual cost of cleaning services, if greater) for violations of any of the guest policies above (other than the pet policy) or for excessive cleaning required by the acts or omissions of any Occupant during your stay; and
(4) any fines issued by police, other government officials or agencies, utility providers, and/or homeowner associations for violation of any law, ordinance, or rule during your stay, and any damages (which may exceed the amount of fines) that result from the violation. If any unauthorized download of copyrighted material via the Property’s Internet service occurs during the period of your stay, you agree that we may obtain and share your contact information with the internet service provider or any other party we believe, for any reason, has enforcement rights.
J. Early Check-In/Late Check-Out. Early check-in or late check-out may be available; additional charges may apply. If you do not vacate by check-out time (or late check-out time as agreed by Michael), you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
K. Maintenance or Housekeeping Issues; Property Conditions. The Property is provided as is, and we are not responsible for the inoperability or unavailability of any amenities. You agree to contact Michael, using the contact information provided in your confirmation email, as soon as you notice any maintenance or housekeeping problem, or any potentially hazardous condition, at the Property, or if any incident occurs at the Property that is related to such a problem or condition. You further agree to give Michael a reasonable amount of time to respond to your report and to cooperate with Michael’s efforts to address the concern or provide a remedy. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable. We may enter the Property at your invitation to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain, or repair the Property, and to address any situation that we reasonably deem an emergency that threatens persons or property.

Nice and clean . Nice appliances, very much updated. Excellent communication from host. Would definitely stay again if they would let us. Probably undersold how close a lot of places are to the property. Just within a few minutes you have all kinds of restaurants and shopping. Good location-far enough from downtown Chicago, but close enough to take an Uber or a train downtown

We really enjoyed our stay at Michael’s house! It is incredibly spacious, modern, well apportioned and well equipped. Close to all the normal Chicago tourist offerings yet tucked away in a quiet residential neighborhood with all the amenities you would have at home. We very much look forward to staying with Michael again!

Nice clean house was very easy to check in and check out of. Big kitchen with plenty of stuff to cook. I thought there would be 3 toilets when it listed it as 3 bathrooms but there are only 2 toilets. for our bigger group it definitely took a little longer for everyone to get ready in the morning . We also expected an air mattress in the house. We couldn’t find it the first night, but After messaging the host we were told it was in the outside garage. We decided against using it and got our own. Other then those 2 smalls things Everything else was very accurate and would 100% recommend or stay again.

My 4 sisters and I (all over 60) stayed here for our visit to Chicago. It was very clean and comfortable. Michael is very responsive. We thoroughly enjoyed our stay in this quiet, safe neighborhood away from the hustle & bustle of the city. It was an easy drive in to the city. Loved that the owners provided us with coffee pods and some water. We did not cook there, but it looked like they had all the basic needs for cooking. Definitely a great spot to visit Chicago and surrounding areas!

Lovely furnishings, well equipped kitchen, every room and surface spotless, but only two toilets! Second bedroom upstairs is shut off from bathroom on that floor when primary bedroom door is closed. Is an en suite really that necessary? Moving the bedroom door would give access to bathroom from both bedrooms on that floor. Otherwise a great house.

This home was warm and cozy and had everything we needed , except maybe another bathroom for the 7.5 of us. Location is great for going downtown or the outlying suburbs. Owner was very responsive and agreeable to any of our needs. quiet neighborhood close to midway airport. We would rent again.

The property was very nice and was accurately represented by the VRBO listing and pictures. We enjoyed the property very much. However, at check-in, the owner forgot to turn off the alarm system and didn't give us a code to de-activate the alarm. When we entered the property, the alarm went off. I called the owner several times, but it went to voice mail every time. The alarm finally went off about 45 minutes after we entered. The owner NEVER contacted us about this. He said in the listing that he is just a phone call away. But he never answered and never even texted me about this issue.

Sister graduated from college in Chicago. Traveled from Minneapolis to Berwyn to stay at this property. Owner allowed full size police K9 on his property, no issues. Was okay with guests with prior notification. Basically treat the space as your own. Good communicator, place was clean and a decent neighborhood. I’d come here again.

Lovely and large upgraded house with upscale amenities. Lots of room to spread out. My typical complaint of rentals is that the beds are hard and uncomfortable. Not so here. All plush and soft. So if you like a soft bed like me then you’re set. Great quiet and clean neighborhood about 20-25 drive to downtown.
