We chose to stay here due to the close proximity to the Playhouse as we were going to see a show. Easy distance from the train station too. Much lovelier experience than staying in a generic hotel room. Had everything we needed. We had a cup of tea in the garden in the sunshine in the morning before we left. We had a lovely stay.

Very nice hotel We did have problems with the heat so the room was a bit cold which made it uncomfortable (April in Scotland) Staff unable to rectify properly before we left. They said the plumber had been called but the plumber never came to our room to fix the heating issue? The reception staff said the manager would get in touch with us about it, but it is now 5 days since we checked out and we have heard nothing. Not good follow up as this is not a cheap hotel by any means.

A beautifully decorated modern Boutique Hotel located in a quiet area just off London Road which is very near to Princess Street. The room we had was superb and included a dining area small kitchenette chaise longue at the end of the bed and ensuite. The staff were all very friendly and helpful the receptionist even moved his own car so I had somewhere to park on street paid parking outside the breakfast in the morning was superb and they couldn't do enough for you all freshly cooked to order.

We stayed in an executive double room which was lovely and spacious. Excellent location for Edinburgh playhouse and city centre. Located in a nice quiet street. Bed was really comfy. Staff were attentive. Would highly recommend.

No.11 experience

We have been to this hotel before and loved it. Was a bit disappointed in hotel room this time. Tiny bathroom broken tiles tiny little cloakroom sink. No handrail on shower and it was a very high step to manouvere in and out. A rather strange set-up with bathroom door leading in to bathroom it looked like a shower door had been fitted on and u could see down side of door as it didn’t fit. Not private unfortunately when using bathroom. Place was dusty on Lamps and tables as if it hadn’t been used recently. Furnishings in room and decor were very nice , due to the fact we had been in a mini suite before this room Just felt like a budget room. Not sure we would book again unfortunately. On a more positive note the staff were very welcoming and friendly and went out their way for everyone.

My partner and i stayed in the Georgian Suite for one night whilst visiting Edinburgh. The room was beautiful and staff were very friendly and helpful; particularly Irene who was lovely. The property was clean and comfortable and the bath in the room added an excellent touch. The property was within walking disctance of the main attractions we wanted to see and also had two guest areas; one of which had a piano and lovely relaxing jazz music which we enjoyed. The bar was nice and we have one cocktail each which was affordable. My partner ordered the breakfast the next day and said it was also lovely. We would definitely recommend this hotel. The only downside was that the toilet in the room is such a small space, with my partner being 6 foot tall, it was a tight squeeze for him lol! Otherwise we loved this hotel. Thank you.
