Clean and comfortable room with good amenities. Walking distance of tourist attractions, shops and restaurants and both train stations. Friendly staff.

Unbelievable staff, probably the best i’ve encountered very thoughtful and proactive to ensure your stay is incredible. The rooms themselves were top notch as well with every amenity one could ask for and then-some. Should I be in the area again I will certainly come here once more.

Kind helpful staff, room clean with comfortable beds. Did have issues with water temperature in shower being too hot ( hot or scalding) had to shower in a different room one of the days so that was inconvenient. They do serve free drinks in lobby from 5-6 so that is nice. Walkable area but off the busy strip.

A very nice hotel with a 'living apartment' concept; whilst there is no breakfast on site, plenty of options nearby at a reasonable rate and with a hotel discount. The daily wine hour between 5pm and 6pm was a nice touch to enjoy talking to fellow guests or just read a book by their library area.

This was a great place to stay for our first visit to Edinburgh. We walked everywhere and it was very conveniently placed to do so. Breakfast places were handy, Rose St was close and we stopped there daily to eat/shop. Ed was especially helpful and we still have his map and directions. The room was very small, but clean and modern, and had everything you need. Loved the heated towel rack too! I wish that I had known you also had a hotel in London where we headed next as we would have booked there too! We hope to return to Edinburgh and if we do, we will def stay here again and wouldn't hesitate to recommend to our family/friends.

The staff were so welcoming and accommodating from the second we arrived. We got to the hotel earlier than check in time however the front desk kept us updated on when the room would be ready, confirmed our details and took in our luggage to hold while we went out and explored. We were provided with excellent recommendations for food in the local area. Upon arrival, we were able to check into our room early and the room was clean, fresh and exactly what we paid for. There was a lovely touch of an alcohol free wine and note on the table. Overall a fantastic stay, with lovely friendly staff, and I cannot wait to book another stay the next time I am visiting!

Room was big for a Euro (I know, they’re not part of the EU anymore) and the drinkies in the lobby every afternoon were wonderful for meeting other guests. Endless food options nearby, fast access to tram services, quiet and safe area and room had aircon (I’m sitting in a four star hotel in Zurich at the moment and when couldn’t get any cool air, they came and showed us how to open the window!)

We stayed for 3 nights at the hotel. The staff were super friendly and we had an amazing check in experience. The only complaint with the room would be the set up of the shower. When you have a shower the water goes everywhere! No drain on the outside of the shower and the privacy screen isn’t long enough to keep the water in. Strange set up! Apart from that the bed and pillows were comfortable and the room had a fridge, microwave, tea annd coffee making facilities, and sink which was super helpful. The hotel was a little out from the centre, however the tram was an 8 minute walk. A lovely stay.

Clean rooms , great customer service , Expedia recognized got a room upgrade that check in and a free bottle of wine. Would definitely recommend this hotel. Great location to Princess Street and Dean Village everything within walking distance.
