Beachwood Villa by Exuma Exclusives - Recently renovated and newly furnished 5,000 sq.ft. oceanfront home located in Little Exuma.

Welcome to Beachwood Villa, a coastal paradise nestled into The Cut, a quiet, private neighborhood where peace and tranquility abound. Step through the front door of the main house and be overwhelmed by an expansive view of the infinity pool and crystal blue ocean waters. Make your way out to the pool where palms dance in Bahama breezes, framing the world famous turquoise waters of Exuma. Experience expansive oceanside patios, an outdoor lounge, and dining area. A soft white sand beach is just a few steps away. If relaxation is in mind, set up the beach umbrella and chairs and take in the beauty of the sea. For the adventurous spirit, hop in one of the four kayaks and set sail to Moriah Cay/Harbour and the Lazy River Sand Flats which are only a 15 minute kayak ride away. Bring a picnic, park the kayaks on a sandbar and enjoy the calm, shallow waters and endless beauty.

After a day of sun and sand, venture back into the main house and enjoy the cool comforts of Beachwood’s interior, awash in coastal whites, blue and wicker. The decorative art throughout offers a story from local artists, celebrating the Exuma Regatta and lovely charm of the local people.

Next to the main house sits a charming and newly renovated two-bedroom guest house and washroom, which is nestled close to the sea and offers picturesque views of sea and pool.

Important things to know when planning a trip to Exuma:
- Renting a car is highly recommended. Almost all of our guests rent cars for the duration of their stay and it is the best and easiest way to explore the island. Additionally, Exuma is unlike other islands - golf carts are not a typical form of transport on the main roads.
- Protect yourself from the unpredictable. We highly recommend purchasing travel insurance for your trip that protects against any unexpected travel disruptions or delays. We’d be happy to recommend specific providers.
- Thinking of a boat rental? Boat rentals on Exuma are typically daily rentals only (no overnights). Therefore, it may not be necessary to pick your house based on the presence of a dock. If you’re bringing your own boat and your property doesn’t have a dock, please identify your closest Marina (beginning of description).
- Plan ahead: Restaurant reservations are recommended for peak seasons, particularly for large groups!

Other Rules:
No parties. No exceeding guest count on property. Minimum 7-night stay over peak or holiday seasons and/or weekend to weekend bookings. Christmas (night of the 25th) and New Years Eve (night of the 31st) cannot be booked together, except for stays of 14 nights or longer. Instant bookings are subject to 24-hour review to ensure adherence to house rules. Note: A 3% non-refundable processing / administrative fee on the total value of the stay will be due for all cancellations. Fee will be waived if the booking is moved/shifted to future dates without cancelling.

From Judy Gray the property manager to the heated pool, we can’t say enough good things about our stay in Little Exuma. The house was perfect for our group, the help from Judy and her staff (especially Larissa) was top notch, and the pool and sand beach right outside our door were.absolutely incredible. I had a group of 11 adults that stayed here for my 40th birthday celebration! The home was clean, came fully equipped with the essentials and the views were incredible. Every morning, we would wake up excited to look outside and capture the beauty of the Exuma ocean right beyond the sliding doors! I would go back! The host is amazing too! I would recommend!

Three families with 7 adults and 7 kids (ages 4-20) traveling for Thanksgiving week. The house is breathtaking, situated in a rural area flanked by gorgeous homes but with total privacy. A massive living room and kitchen was the perfect spot to convene for meals, football on Thanksgiving, and we even grilled a turkey. Bedrooms are huge, with two masters in the main house and another in the pool house, and four more very spacious rooms. The infinity pool was immaculate and gorgeous. Lots of spare snorkel gear, games, 4 kayaks, and every pot and pan we needed. We spent mornings drinking coffee by the pool, paddled to the islands, and visited all the best beaches. Our favorite spot was Brea’s Beach Bar just a few minutes south. Unbelievable spot, lots of fun, and water like postcards. A couple things we wished we knew in advance: a party of 14 is a massive group for restaurants, and you cannot just walk in. We cooked almost every night, and if we had it to do over again, we would have splurged for the private chef a few times. Also, cash is king on the island. Many businesses don’t take cards, and many will say they don’t until they realize that’s all you have, and then the machines suddenly work - a common scenario in the Caribbean, but bring cash. It’s much easier that way. Awesome spot. Awesome trip. Highly recommend.

Beach was magical with a perfect little cove for the kids. Kayaks were a huge hit, the pool was massive and perfect with staggering views of the ocean. We were blown away by the view when we walked in the door. I don't think we have seen a more amazing view and we are looking to come back and book again this fall. If you are on the fence as to which property on Little Exuma to rent...this is the clear choice for sure! Thanks for sharing this piece of heaven with us!

House is great. View was amazing. Two things to think about. 1) food was a pain. The store doesn’t have a lot to pick from very expensive. Liquor and beer were very easy to come by. 2) the drive back to Georgetown was long and narrow roads. Plan your food and alcohol stop before you go to the house.

The beauty of this property and the crystal clear aqua blue water with white sand is beyond words. Wow, it really does look like the pictures! The entire family joined my nieces for their college spring break and a birthday celebration. We loved it!! The infinity pool was a great relaxing way to spend the afternoon after boating around the islands. 5 stars!!

Beautiful spot with plenty of space for multiple adult couples. Views from the infinity pool were hard to beat, and there's easy access to multiple local beaches. Well appointed kitchen and a nice grill were great for cooking meals at the house when we wanted to stay in. We'd definitely go back.

We had a fantastic time all the way: pool, kyacking, snorkeling, fishing. 8 young people were all in their 20's and had so much fun in the pool at night practicing for a "show" they were giving me. They hiked and went to various beaches. We went to the island of pigs, petted the sharks and fed the iguanas. It was a super trip with wonderful guides/boat captains. Judy helped us with everything and we had a catered dinner New Year's Eve. It was a fabulous vacation for all of us.

This property fulfilled all of our expectations and more! The moment you walk into the home, your breath is taken away by the view of the ocean and infinity pool. The home was well equipped and we didn't find ourselves ever "missing" anything. Some days we spent kayaking in the Sand Flats in Moriah Harbour National Park (which I must say is the BEST of many features of this property - and it's only a 5 or 10 minute kayak away!!). Other days we spent going to nearby hotspots like Forbes Hill Beach, Tropic Breeze, Santanna's etc. We loved being in Little Exuma compared to other side of the island - vast beaches with minimal amounts of people. Was a secluded paradise! If you're looking for more remote areas, we would highly suggest doing a boating tour to a few of the sandbars in the area as well (which Judy helped us coordinate). Thank you Dean, Judy, and Team for making this such a memorable experience!

This house exceeded our expectations. The kitchen/living area, patio/pool, and views are incredible. We were a family of 6 that spend much of our 2 weeks at the house. We even got married on the beach in front of the property and held our reception on the patio. There were 6 kayaks that were used to visit the islands out front. Most awesome was kayaking around the bend to the lazy river, part of the Moriah Harbor Cay National Park. The owner, Dean, was extremely helpful and responds immediately to our texts. Highly recommended.

Our group of 12 girlfriends absolutely LOVED Beachwood!! What an amazing spot! The house was clean and stocked with everything you need. You cannot beat the beachfront privacy of Beachwood. Judy, the property manager, handled everything - taxis, private chef, boat tour, etc. She made the trip so easy and relaxing. We hope to be back to Beachwood soon.

I cannot say enough about this home to do it justice. It is simply amazing! From the views to the layout it is hands down the best VRBO property I have ever seen. The owner is very polite and cooperative and wants to ensure your stay is comfortable. The local staff is so friendly and helpful. We did not want for anything on the entire trip. They accommodated every request in a prompt and professional manner. This was a trip for my birthday with 6 couples and we had more than enough room for everyone from sleeping to entertaining. The home was just perfect for our needs. Thank you Dean and Judy! We will definitely be back.

The week was amazing and we had a wonderful time. We loved floating in the water down by the beach, the water and view is amazing!! I think this was our favorite part of our stay. Before we arrived we asked Judy to pick up some groceries so we had some food and drinks in the house when we got there. We also celebrated two birthdays and Judy arranged a cake for us, which was fabulous. The house was a great fit for us regarding the space, although there was 16 of us, it didn’t feel like it at all. The sitting room was perfect for us to gather in the evening and the kitchen table was used nightly for card games. The beds were comfortable for sleeping, we had everything we could need for cooking and there was extra sunscreen and beach towels at the house. We loved having a washer and dryer in the home. We washed beach towels and bath towels during the week. We enjoyed the kayaks and used the pool daily. Thank you Dean for sharing your beautiful home! We love Exuma and are already looking at our calendars to schedule a trip back.

Love this house. This has quickly become our go to place for every trip. We have been all over and this is the home we keep coming back to. Meticulously maintained, sparkling pool and the most amazing sandy beach. If you want to have the best of the best on the best island, I cannot say enough about this stunning estate. When you walk in the front door you will understand....pictures don't do this justice! The place is huge with views unlike any other. See you again as soon as we can!

Best week of my life! I've been to this island probably 35 times and stayed all over the place but nothing has come close to the property here at Beachwood. Stunning beach, infinity pool, massive open floor plan which is so much better than multifloor properties as everyone had direct access to the water. The place was meticulous and the manager was very attentive and looked after us extremely well. This will be our new go to place as it's by far the best option on the entire island. Can't wait to get back, it was so hard to leave.

Beautiful spacious house perched above the most beautiful ocean you have ever seen! The view when u walk thru the front door is breathtaking and the reason we fell in love with exuma our first time here 6 years ago. The house was clean, fully stocked and perfect for our group of 10. Infinity pool overlooking the ocean that lights up different night Super cool feature. Beds were super comfy & a/c worked amazing. The house and location were 5 stars! The true gem of this property though is judy! She gets her own 5 stars! She went above and beyond for us during our stay. We got a flat tire on the complete other side of the island an hour away at coco plum beach. It was close to sunset and literally 10 cars stopped to make sure we were ok but also said its gonna be dark soon and there are no lights out here so u dont wanna be on side of road at night! Dangerous right cause people cant see us. We get ahold of judy she sends someone to us and then sends us a taxi to take us all back while the person who met us handles everything with the vehicle and the flat. We get back to house safely and within a hour we had a new vehicle dropped off to us at the house. Anything we needed she arranged and even helped us get all our luggage back to airport when it was time to go home cause it wasnt all gonna fit in our Van's! Thank you for taking care of us Judy! Thank you dean for being available to answer any of my questions prior to the trip. We had a few bumps with our flights to the island but once we got there everything was amazing! If you are on the fence about booking this house dont be its 10 STARS and you wont be disappointed.

I planned this trip for my husbands 60th Birthday in 2020. Needless to say it had to be postponed. Ourselves, our children and grandchildren were more than ready to spend unforgettable and irreplaceable time together and we couldn't have chosen a better home for to fit the task. Everything we could have possibly needed was provided, and then some. Judy was always quick to respond to any questions and kind in her communications. What an amazing adventure! Everything about the trip was amazing. Beautiful Beach front House, amazing pool and hot tub. Any tiny issues addressed immediately. The homeowner is great! Judy was amazing and gave us all the in's and out's of the Exumas. Can't wait to get back there!
