Beautiful inside and out. May 2022 - COMPLETED Last item on long list of planned renovations identified at purchase.
We practice continual improvement. This property has gone through numerous upgrades with a major renovation completing August 2018. Ground-level 2 bed/2 bath unit sleeps up to 6. It comes with king beds in both bedrooms as well as a queen pull out (memory foam mattress) couch in the living area. This property has a fully equipped rustic, yet modern kitchen; wood-burning fireplace in the living area with cozy seating and large, smart, flat-screen TV; and private balcony providing amazing views of The Smoky National Forest with Bent Creek Golf Course in the foreground. Watch the incredible rapidly changing mountain views from the balcony, bedroom, or picnic area. Mountain sunsets are incredible. Enjoy the lights of Gatlinburg and Ober Gatlinburg in the distance. Convenient to Gatlinburg, Pigeon Forge, Great Smoky Mountain National Forest or just enjoy a relaxing getaway.

THIS 2nd LEVEL UNIT IS AT STREET LEVEL, WHICH MAKES FOR EASY ENTRY IN A BUILDING WITH NO ELEVATORS.
Perfect get-away for family or friends. Sleeps 6 comfortably . 2 rooms + sleeper sofa if needed in the living room.
Convenient to Smoky Mountain national part, Gatlinburg, Pigeon Forge (Dollywood). Short day trip to Cherokee casino or Biltmore House.
Lots of wildlife we often see a family of deer and on occasion, we will see a black bear and her cubs.
In addition to condo amenities, our neighborhood hosts 3 pools, a golf course, and for larger events, guests rent space from the neighborhood HOA office at the very top of the mountain.

We purchased this property on April 30th, 2018, and planned several stages of renovation.
Phase 1 renovation - COMPLETED MAY 24, 2018. Upgraded TVs in all rooms 42" & 49" flat screens. Smart TV in the living room and 1 bedroom. Added side by side stainless steel refrigerator with ice maker, converted coat closet to the pantry, upgraded owners closet. Ordered materials for phase 2 renovations.
Phase 2 renovation COMPLETED JULY 3, 2018. Expand kitchen, replace countertops with granite, new cabinet faces, tile kitchen, tongue, and groove knotty pine accent walls. Added 2 king-sized beds.
Phase 3 upgrade COMPLETED AUGUST 30th, 2018. BRAND new appliances (stove, dishwasher, microwave), added beautiful tongue and groove knotty pine to the guest bedroom. Painted entirely. Replaced doors in the kitchen. Replaced all electrical outlets. Added wifi controlled locks.
Phase 4 upgrade COMPLETED MAY 3rd, 2019. Decided to add noise abatement to the ceilings of bedrooms. The resort has an 11 PM quiet time requirement but the noise from your neighbors is one of the shortcomings to Condos and townhouses. This reduced noise by about 50% in bedrooms.
Phase 5 - Modifications to reach ADA compliance.
Phase 5.a COMPLETED NOV 30, 2019. New carpet. The condo now looks like new. I was planning on waiting until the full phase 5 changes to move the condo toward ADA compliance before replacing the carpet (which was adequate but needing replacement) but ended up doing it earlier. I'd classify the property as ADA friendly.
Phase 5.b COMPLETED FEB 13, 2020. Removed Master bedroom closet. Added solid would 36" doors to master bedroom entrance and master bathroom. Expanded master bathroom 12". Rerouted HVAC and electricity to remove the drop ceiling section in this area.
Phase 5.c COMPLETED AUG 2020. Major Remodel of Master Bathroom to improve ADA accessibility. Enlarged bathroom, put in 36" doors, Change tub to walk in, tiled floor add glass doors. Added water-conserving toilet. Tiled walls and floor, put sink on live edge silver maple.
Phase 6 COMPLETED MARCH 2021. Change the water heater to a tankless system. While expensive this will save significant money over the next 20 years. As well as assure a continuous supply of hot water.
Phase 7 COMPLETED APRIL 2022. Major Remodel of guest/general Bathroom . Removed old plastic shell tub and replaced with steel tub. Tiled walls and floor, put sink on live edge silver maple.
Phase 8 COMPLETED May 2022. Replaced HVAC system with new 14 SEER, 2 Ton, heat pump .
Phase 9 COMPLETED Feb 2023. Unfortunately, we had a December 2022 flooding event caused by freezing pipes in the unit above. The flooding did extensive damage to the kitchen and damage to the master bathroom. I took this opportunity to remove the drop ceiling in the kitchen, add much more freeze-resistant PEX plumbing to the kitchen and master bathrooms feeding the unit above, upgrade lights, and upgrade the ceiling. .
Mini Project - March 2023 converted last of the doors to solid wood 2 panel.
2018 Special Assessment COMPLETED FEB 2018. Replace double 8 ft sliding glass doors to deck.
2019 Special Assessment COMPLETED SEPT 2019. Replace exterior windows with double pane windows.
2019 Special Assessment #2 COMPLETED SEPT 2019. Replace the Federal electric box with an updated box.
2020 Special Assessment COMPLETED FEB 2020. Upgrade walkway common entrance with composite lumber and new handrails.
2022 Special Assessment COMPLETED FEB 2020. Upgrade stairs and balance of walkway with composite lumber and replace lumber for outside walls and railing as needed.
