Reflections. Main house, swimming pool, hot tub + multiple guest cottages. Reflections has been a popular destination for those seeking time near the Russian River for nearly twenty years. Those new to the property will appreciate the combination of multiple gathering spots and separate, yet functionable sleeping spaces. All those choosing to return will enjoy the freshly painted exterior of the main house, new beds in the main house primary bedroom (king), main house hall bedroom (queen), and Coho Cabin (queen) as well as the recently renovated cabins throughout the private and fully fenced backyard. Some of the star focal points of the property are the Seasonally Solar-Heated Pool (solar heated May - September) Open Year Round, stand-alone 4-person Hot Tub, free Wi-Fi, as well as both wood (Coho Cabin) & gas fireplace (main house living room). Flat Walk to Guerneville, Johnsons Beach (1.2 miles, no sidewalks). Reflections is a short drive to Armstrong Woods State Reserve, the town of Guerneville offering access to Johnson's Beach along the Russian River, shopping, groceries, day spa and wine tasting. 5 miles west of Guerneville is Alister McKinley's North Wood Golf Club, 15 miles further west is the Sonoma Coastline. Choose to explore the area, or slow down from the constant push of life by spending as much time as possible at the property itself. Reflections consists of a main house and three detached cottages. The main house (approx. ~1285sf), serves as the indoor focal point. The living room with gas fireplace, dining area, seating 8, and kitchen, each with their own ceiling fan, share an open concept design. Glass sliding doors in the kitchen open to the back yard. Off the living area, to the right at the end of the hall, is the primary suite with full bath (shower only) and direct access to the back yard just two steps down from the deck. The second bedroom, with wall heater, deck and just two steps down to access the back yard, sits conveniently down the hall from the hall bath (shower over tub). Across the yard, along the back fence line, are two separate cottages (approx. ~150sf each), with a new hot tub (installed in 2023) centrally located in-between. The recently renovated Coho Cabin cottage, situated on the left rear side of the property, is a private getaway with queen size bed, full bath, heated tile floors & wood burning fireplace, plus cable TV. The recently renovated twin bedroom cottage has a main sleeping area with two twin beds, cable TV, a jack'n jill bathroom, and a small sleeping area with a third twin size bed, plus a second set of doors opening to the back patio area, and a third door opening to a small deck with dining area for two. This cottage is heated by a combination of electric wall heaters and baseboard heating. Please note the area with the third twin bed is more like a dressing space than an actual bedroom, choose to sleep together in the front set of 2 twin beds, or one person in the front of the cabin, and another towards the back of the cabin depending on the need for privacy. Next to the main house, located off the back 1/2 of the garage / laundry room, and directly next to the pool, is the third recently renovated cottage offering sleeping space for four with a queen size bed and a twin trundle bed, plus full bath (shower only) and cable TV. The cabin is heated by heated floor tiles and has a door leading to the garage which acts more as a storage space and houses the washing machine and dryer. The large, fully fenced back yard and patio area has established landscape features, 2 lemon trees, an apricot tree, hydrangeas, camellias, seasonal peonies, outdoor patio table with umbrella seating 4, multiple lounge chairs, gas BBQ and outdoor dining table and chairs for 8 under the gazebo. Livereau Creek, a seasonal creek runs, across the right side of the rear of the property, however, there is no access to the creek from the property. *Please note special pool information: Seasonally Solar-Heated Pool (solar heated May - September) Open Year Round. The pool has no cover, meaning temperature is weather dependent and rarely above 75 degrees. There is no fencing separating pool from the rest of the yard and no cover; always take special care of children and pets around the pool. The raised round structure above the pool you can see in the photos is a filter system for the pool, somewhat like a water feature, not a hot tub, please do not sit inside the filter system. Please bring your own hot tub, pool & doggie towels; towels provided are for bath use only. No contact arrival and departure access through Keypad Entry, arrival information emailed separately prior to arrival within a week of your arrival with code to enter house, special directions for finding the house, and instructions for getting into the house. It's best to save to your phone, as cell network connections can be spotty in this area. Please try to arrive to our rural area in daylight.
Additional house specifications: Be a Good Neighbor, know your Sonoma County Vacation Rental Ordinance rules: Max Occupancy: 10, no day guests, children under 3 not included in max. Max Automobiles: 5 at any and all times, parked on driveway; RV's & trailers & tents are prohibited. Quiet Hours are from 9pm - 10:00 am. Keep your voices to a minimum during these times, neighbors should not be able to hear you during Quite Hours. No outdoor amplified sound/music (including outdoor speakers) or loud noises at any time. No weddings, parties, events, or loud gatherings of any kind. No unsecured dogs or nuisance barking. Dogs left alone will be crated indoors. Burning of solid fuels and or possession of fireworks is prohibited. If the property is deemed inside an Evacuation Warning Zone and you are contacted by the property manager, you must evacuate, no exceptions. Reflections is listed in Zone #SON-1F3. Failure to comply with any and or all ordinance rules may result in an Incident Report leading to a fine assessed by Sonoma County. Neither the property management company nor the property owner will absorb any fine passed by Sonoma County for failure to comply.
