When it's time to rest, you'll find four bedrooms, each offering a tranquil retreat. The downstairs queen room is tucked away at the back of the house, providing a peaceful oasis. The upstairs queen room is also spacious and offers separation from the other bedrooms. The two other upstairs bedrooms, while smaller, are still comfortable and provide a good night's sleep.

In the morning, awaken to the sounds of nature and enjoy a cup of coffee on the wrap-around porch. As the day unfolds, you'll have endless options for adventure. Spend your days hiking through towering pines, kayaking on crystal-clear waters, or skiing down pristine slopes.

This rental property is located in Kings Beach, California, and is in an unbeatable location for enjoying all that Tahoe has to offer. During the summer, you can enjoy an easy walk to the famous Speed Boat Beach, a small beach known for its crystal-clear blue water. There is almost no public parking for this beach, so being able to walk to it is a real treat. Kings Beach is where you will also find big sandy beaches with every kind of water toy rentals, grocery stores, picnic areas, farmer's markets, outdoor concerts, great restaurants, and cute shopping boutiques.

CANCELLATION POLICY Traveling to the Sierra Mountains at any time of year has inherent risks and uncertainties such as public health policies, unexpected or forecasted snow/weather, variable air quality, fires and other natural disasters, road conditions, traffic, personal health or events, eviction due to guest violation of the rules and policies for the property, and other circumstances beyond the property owner's control. As such, guests are hereby instructed to mitigate their financial responsibility risks by purchasing "cancel for any reason" trip insurance. Our cancellation policy is STRICT: maximum refund of 50% when cancellation is made no less than 60 days in advance.
=== 1 === MAXIMUM PERMITTED OCCUPANCY 8 adults max County Short-Term Rental Permit restrictions are strictly enforced. The County Permit for this home limits guest occupancy to no more than 9 persons (of any age) at any time. We have no control over the law. Violations of this policy will result in an immediate, no notice, $500 per additional person per incident penalty fee, charged to the reservation credit card, AND (1) probable notice to vacate the property immediately and (2) full loss of remaining rental fees paid.
=== 2 === QUIET HOURS Quiet hours for this home are 9PM to 8AM.
=== 3 === NO SMOKING IN ANY FORM Smoking in any form is strictly prohibited anywhere on the property (inside or outside). Guests should be aware of the extremely high sensitivity of the neighboring homes and the property owner, concerning this policy. Any violation will definitely lead to (1) immediate notice to vacate the property and (2) full loss of the deposit and (3) full loss of remaining rental fees paid.
=== 4 === MAXIMUM VEHICLE PARKING Parking under this lease is strictly limited to no more than 3 vehicles. Street parking is not available on the adjacent street nor permitted in this neighborhood.
=== 5 ==== SAFETY SURVEILLANCE CAMERAS For the safety and security of our guests, motion sensor cameras monitor the driveway and side yards.
=== 6 ==== INDEMNIFY AND HOLD HARMLESS - MOUNTAIN ENVIRONMENT This home is located in a mountain environment. Guests are required to be prepared for all mountain environment conditions, including but not limited to possible exposure to slippery, uneven, unpredictable ground conditions; falling pine cones and other nature events; bears, coyotes, bobcats, raccoons, squirrels, chipmunks, and other wildlife; dogs on or off leash; and every other mountain environment condition. Occupancy of this property is predicated upon every guest indemnifying and holding harmless, the property owner for any results of exposure to or contact with mountain environment conditions.
=== 7 ==== GARBAGE AND RECYCLING DISPOSAL Disposal of garbage and recycling MUST FIT IN THE CANS WITH THE DOORS COMPLETELY CLOSED AND LOCKED, in the large, metal, bear box at the bottom of the driveway. If the volume of garbage does not fit, guests must take the excess garbage offsite. Fines for excessive garbage range from $200 to $500. Fines for leaving the bear box doors open or garbage anywhere outside of the bear box start at $1,000 per incident and may exceed $5,000. Such fines will be immediately deducted from the guest's deposit.

===9=== EXTERIOR CAMERA ON FRONT DOOR We live in bear country. There is an outside exterior camera. We need this for when house is empty. If unplugged by guest there is a $500 fine if a technician has to come out.

Check-in and out times can be flexible...just ask! Usually during the holidays or summer months, that may not be possible, but again please reach out and ask. In the event of unauthorized late check-outs, the cleaning company charges $150 per hour. Please sign an easy online digital contract that reiterates these rules. Thanks so much.
