The main level of the home features cozy bedrooms, and open living spaces meaning there's plenty of opportunity for you and your crew to spread out and relax. The combined kitchen, living, and dining space feels airy and allows everyone to feel connected throughout your stay. Bedrooms 1 & 2 each feature a desk and chair to provide a space to get work done if needed. Strong wifi covers the home and backyard area.

● The Lake: Launch the included pedal boat and paddle boards for a fun day on the water, or take a scenic walk around the lake's trail. The lake is also perfect for catch-and-release fishing. Boating is available from Memorial Day to Labor Day.
● Evening Relaxation: Spend your evenings relaxing by the crackling campfire, making s'mores, and stargazing in the clear night sky.
COMMUNITY AMENITIES
● Recreation: Just a 10-minute walk to Roamingwood Park and Marina, featuring charcoal grills and picnic tables, swimming, and catch-and-release fishing. A 5-minute drive to the main pool and multiple beach areas. Water activities like boating and swimming are available Memorial Day to Labor Day.
● Amenities: As part of The Hideout, guests of The Quiet Pond Lookout have access to 5 lakes, 2 beaches, a marina with kayak/canoe rentals, a private 9-hole golf course (greens fees apply), 2 heated outdoor pools, a kiddie pool, mini-golf, indoor/outdoor tennis, a gym, a ski lift/tubing run (weather permitting), lodge, and dozens of weekly community events (some events may require RSVP and/or additional fees).
● Sports Complex: The Hideout's Recreational Sports Complex offers a first-class fitness center, aerobic room, saunas, library, card room, two indoor tennis courts, two outdoor tennis courts, indoor shuffleboard court, basketball court, volleyball court, pickleball, game room, and a golf simulator.
● Outdoor Activities: Enjoy six additional outdoor tennis courts (two lighted for night play), a baseball field, basketball courts, shuffleboard courts, bocce courts, horseshoe pits, volleyball courts, handball/racquetball courts, and a community garden.

GUEST ACCESS
Guests will access The Hideout Community by signing a contract and completing a guest registration form upon booking. All guests must check in with The Hideout at the main gate upon arrival.
PROPERTY ACCESS
● Keypad Entry: The property features a convenient keypad lock. The code will be provided shortly before your scheduled arrival date and will expire upon the scheduled completion time of your stay.
● Full Property Access: Guests have access to all areas of the property as listed above, with the exception of 3 locked closets.
● Wi-Fi Coverage: Enjoy high-speed Wi-Fi covering the entire home and backyard areas.
COMMUNITY ACCESS
● The Hideout Amenities: Guests have full access to all Hideout amenities during their scheduled stay. This includes access to lakes, beaches, pools, sports facilities, and more.
● Special Events & Additional Fees: Some Hideout special events and amenities may require an RSVP, additional registration, or additional fees.
● Community Events Guide: Consult the community events guide provided upon check-in for information on scheduled events and amenities.

HOUSE RULES
● Check-in is at 4 PM and check-out is at 11 AM.
● The Quiet Pond Lookout is a smoke-free and pet-free home. Violation of these rules will result in additional cleaning fees.
● Quiet hours are from 10 PM to 8 AM to respect our neighbors within The Hideout community.
● Additional rules and expectations are outlined within the Houseguest Manual, provided upon check-in.
SECURITY, SAFETY, & ACCESS
● The property is equipped with a keypad lock; the code will be provided shortly before your scheduled arrival and will expire at the end of your stay.
● The Hideout has a strict speed limit of 25 mph. Exceeding the speed can result in fines, which will be the responsibility of the Primary Houseguest.
● For your safety, please ensure all doors and windows are locked when you are away from the property.
● Bedroom 3 features a full/full/twin bunk bed that can sleep a maximum of 5 people. Each bunk bed has a weight limit of 220 lbs. combined max, per bed.
● The Hideout Community Rules are provided with the Houseguest Manual in the property. Please be aware of all rules and regulations throughout your stay.
GARBAGE & RECYCLING
● Garbage and recycling must be dropped off at the nearby Hideout Garbage Dropoff site.
● Trash cannot be stored anywhere outside the home due to Hideout Community Rules.
USING THE AMENITIES
● Feel free to use the included pedal boat and paddle boards. Life jackets are provided and must be worn at all times when on the water.
● The fire pit is available for use. The provided fire screen must be in place at all times due to Hideout Community Rules. Please ensure the fire is completely extinguished before leaving it unattended.
SEASONAL CONSIDERATIONS
● The Hideout is an all-seasons community. During winter, the ski lift and sledding areas are popular attractions. In summer, enjoy the pools, beaches, and marina.
POTENTIAL ISSUES
● The property is nestled in a wooded area, so you might encounter local wildlife. Please do not feed or approach wild animals, as doing so is specifically forbidden by The Hideout.
● Occasionally, the area may experience power outages. Flashlights are provided and should only be used in emergency situations.
