1. Window in guest bedroom was out of its frame, leaning on the other pane and fully opened when we arrived. The frame is broken, the window easily removed allowing anyone or anything to enter premises.2. Generally very dirty. We changed the filthy air filter. Grime on cabinets, dishes, pots and utensils had crusted food on them. Dust everywhere. Vents crusted with grime. Light switches, door handles and door surfaces coated with dusty, oily dirt.3. Next door is regularly visited by a probation officer. Resident had loud music playing and when requested to turn it down, refused, cursed me repeatedly, and made vile gestures.4. Vinyl siding is coming off the back. There is a large wooden area exposed to the elements and looks to be wet. There is a water-mark and bulge in the ceiling of the main bedroom.5. The 35-gallon water tank is on a wooden shelf, no other support. It is in an overflow tray filled with water. There is a spout from the tray that opens over the dryer, we saw no floor drain (perhaps there is a drain under the washer/dryer?).6. Many pieces of furniture need maintenance. We tightened the bolts on the dining table and table in the guest bedroom. One leg of the coffee table is broken. The bathroom door to the hall bathroom is drooping in its frame.
