The hotel is in a dodgy area, basically Makati's red light district, so it is not too advisable to walk alone at night and, even at daytime, you get harassed by plenty of individuals trying to scam you in every possible way.
The room definitely need some renovations, big 80's vibes coming from the floor and the toilet, bed was definitely too soft for me and my back pains.
The rooms seemed however clean, but on my last day (i spent 2 days here) I found a little "friend" roaming in the toilet, which is never a good sign.
The pool and the deck were under renovations when i was there so you had to use the ones of the twin hotel, just in front of that one, which anyway was kinda disappointing. Small and overcrowded.
The hotel offers various services, such as in room dining and fast laundry, which was very helpful.
Breakfast was excellent.
So, why only 3 stars? Because if you pay more than 50€ you can have way better, hopefully roach-free. If you pay 50€ or less (which i did) it is actually a 4 star reviews.
