Guest Access: Guests can enjoy access to the whole property including the rear terrace. THE HOT TUB IS NO LONGER IN USE - Price is adjusted accordingly.
The Neighborhood: All local shops and restaurants are within easy walking distance of the cottage. The nearest pub is The Old Brewery which is just a few doors down. The nearest restaurant is the Ivy Marlow, Piccolino or Zizzi. The nearest train station is at Marlow Station Approach, 8-10 min walk. The nearest paid parking is Institute Road car park (free overnight), free parking can be found on local streets further out of town. There is parking directly outside for one hour free if there is a space. The nearest supermarket is Sainsbury's local on the high street 1-2 minute walk

Other Things to Note: • We do not provide logs, kindling or fire lighters, but you are welcome to bring your own, Sainsbury's nearby in Marlow carry a stock of logs and in Henley Waitrose or Toad Hall Garden Centre have stock in the colder months. • As the property is located in the centre of Marlow High Street and is a listed building we would ask guests to expect a normal amount of town noise. • Please ensure any outdoor furniture is taken indoors overnight or during bad weather. • The hot tub is out of use - Price is adjusted accordingly. • Early check-ins and late check-outs: Unfortunately, we cannot guarantee early check-ins or late check-outs in advance. However, for confirmed bookings, we offer discounted extensions (by adding an extra night before or after your stay) if you'd like to secure additional time. • Security cameras: Outdoor security cameras may be present for safety and monitoring purposes. • Rubbish/disposal policy: Excessive waste left at the property may incur an additional charge at checkout. Please be mindful of rubbish and ensure the property is left in good condition. • Please be concious and respectful to the neighbours and local area - no loud music, parties or excessive noise is acceptable. • Terms & conditions: We advise all guests to review the Hosting Holidays Terms & Conditions available on our website. • Damage deposit: A refundable cautionary damage deposit is required before your stay. (Note: If you booked via Airbnb, this deposit does not apply) • Late check-outs: If you are not checked out by the scheduled time and this causes a delay to the cleaning team, a charge may be applied via your damage deposit, or where applicable through Airbnb’s reimbursement process. • Baggage storage: There are no baggage drop facilities available at this property, and we are unable to arrange early baggage drop-off prior to your arrival. • Bedding: All bedding provided is hypoallergenic. • Guest consumables: We provide an initial stock of essentials (e.g., toilet paper, soap, etc.). Please note that top-ups or refills are not included during your stay. • Mid-stay service: For stays longer than 14 nights, we offer a complimentary mid-stay clean and linen change. • Bookings: We are unable to share details of our Hosting Holidays (Henley-on-Thames) direct booking site via third-party platforms. • Payment for direct bookings: If you’ve booked directly through Hosting Holidays, 50% of your payment is due upfront. The remaining 50% will be collected 5 days before check-in. • Longer stays: If you require a stay longer than what is currently shown as available, please contact Hosting Holidays Henley-on-Thames directly. • Henley Regatta bookings: All stays during Henley Regatta are non-refundable. • Pets: If a pet is brought to the property without prior notice or authorisation, a charge will be applied.
