Charming Milford-Montague Riverway Cottage

Close proximity to Tri-state locations such as City of Port Jervis Metro-North NYC rail line (7 mins), Milford, PA (10 mins), Mountain Creek (25 mins), Legoland (25 mins), and shopping centers, etc. Our spacious home is located within our 7+ acres property, with river frontage, breathtaking views and access to the Delaware river, Bennykill Channel, and views of Eden Islands.
Your Property
Our property hosts a comfortable and spacious area inside and out for your relaxing and staycation needs in all the 4 seasons! You will find everything you need for your enjoyment, relaxing, and entertainment needs during your stay. Complimentary coffee station, and a variety of teas for your enjoyment. Sit and get comfortable by the living room, or cook yourself a gourmet meal in our fully equipped kitchen that stocks all cooking ware for your cooking needs. We also have a waffle maker and pancake mix for your breakfast hosting needs!
The House:
This cozy and inviting house was designed for small families and close-knit groups looking for a peaceful riverfront escape with modern essentials. The house consists of 2 bedrooms with Queen sized beds, 1 full bathroom, a living room with 3 sofa beds (queen/full sized), kitchen and dining space, and a family room in the basement that includes 2 additional queen-sized sofa beds. Bed linens, towels, shampoo/conditioner/body gel, and other amenities are included for our guests' use.
Wi-Fi and Entertainment:
We offer high speed Wi-Fi, Amazon Fire Stick, and Smart TV channel apps for your viewing needs including Amazon Prime, Netflix, and more. A variety of board games, card games, puzzles, and outdoor games are also available for your enjoyment.
Property House Area:
Please be informed that we have a Ring doorbell camera and one exterior camera facing the driveway. No indoor cameras.
The back of the house area has a fire pit and seats behind the house. Perfect for day and night outdoor entertaining and s’mores galore. We also have a gas grill for your outdoor cooking and entertainment needs.
Property has river frontage on our very unique shale boulder and river beach frontage. Scenic views and access to the beautiful Delaware River produced Bennykill Channel and views of Eden Islands, and surrounding mountains. These islands are known as Eden Islands for their "Garden of Eden" uniqueness, and natural untouched wonders.
The islands themselves are 30+ acres and offer a unique view of the changing seasons, an abundance of birds, and wildlife in and around the property area including beautiful and rare sights of Bald and Golden Eagles that reside in our property and on the river islands. Access to the river and islands is of close proximity to the house and accessible through walking (preferable) or driving down our river access road! Beautiful views of the river from our river frontage area.
Only confirmed guests will be granted access to river access area and for river recreational activities such as swimming, fishing, river edge trailing, and river paddling/tubing/kayaking (must bring your own life vest and equipment) and at your own risk and responsibility, no lifeguard at premises. You are welcome to cross the river over to Eden Islands and explore at your discretion and responsibility; please let us know if you do cross the river!
Please keep in mind and respectful of river frontage area being shared by other vacation staying guests nearby, or visiting family or friends. No loud noises or parties allowed by the river frontage please!

Our home is very close and central to numerous year-round 4-season amenities in the Tri-state area including: trailing, hiking, river tubing, fishing, canoeing, kayaking, zip-lining, archery, paintball, zoo/museum visits, snow tubing, skiing, sledding, bird watching, shopping centers, restaurants, etc.
Touristic/recreational locations and amenities with most summer and winter activities being only 5 mins to 40 mins away depending on location such as:
Delaware River and Eden Islands River frontage (2 mins), Historic Tri-state monument (5 mins), City of Port Jervis, NY (5 mins), Milford, PA (10 mins), High Point State Park and monument for panoramic views, hiking and lake swimming (7 mins), Point Peter panoramic views at Elks-Brox Memorial Park (7 mins), Delaware River Water Gap for trailing/hiking and waterfall viewing (10 mins), Tamerlane Farms in Montague, NJ (8 mins), Sunflower Maze Sandyston, NJ (10 mins), Space Farms Zoo and Museum, NJ (15 mins), Mountain Creek Resort, NJ (25 mins), Legoland Resort, NY (25 mins), and Shawnee Resort, PA (40 mins), etc.
Dollar Tree, Walmart, Shop Rite, Price Chopper, McDonald's, Wendy's, Perkins, and other diners/restaurants 5-8 mins away. Port Jervis Bowling 5 mins away. Galleria Shopping Mall and Round1 Amusement (open until 2AM!) in Middletown, NY only 20 mins away.
Guest Access
Guests have access to the whole house, house area, and property river access behind the house which includes: river frontage and Bennykill Channel/Delaware River usage. We also offer access to our river beach and shale rock area on the other side of the property accessible through our own private road. Instructions provided after booking—please do not walk/drive through other neighbors' driveways!
Excludes: garages, sheds on property, neighboring houses, and their specified areas. Signs mark the areas of our property and we advise you to please stay within the property area and be courteous with any neighbor and anyone working or also using the property.
The water level of the Bennykill Channel, which is produced by the Delaware River, might increase/decrease depending on the season. In the summer months, the water level might be shin/knee high depending on where you access the river. Some areas might be deeper than others and usable for either swimming, kayak/canoe usage, or fishing. Crossing to the island in front of our river frontage is possible by foot in certain areas of the river where the water level is low but we advise to be cautious in exploring the island without any supervision or confirmation to us that you would be doing so.
Exploring, kayaking, fishing, and tubing is allowed on our property at your discretion making sure that you stay within our property lines. Please refer to our property area map located in our pictures and guest manual to better understand the property limits. Please do not ever hesitate to ask me any questions. I am always available via Airbnb message, text, or phone call.

Available for phone calls from 9 AM to 5 PM EST. After hours, we are only available via text messages and email.
Other Details to Note
IMPORTANT NOTICE FOR GUESTS:

NO PARTIES OR LARGE GROUPS ALLOWED:

Parties, unauthorized guests, and extreme noises inside/outside of our houses are STRICTLY PROHIBITED. Unauthorized and unapproved guests will be considered trespassers and will be charged with a $2000 violation fee and will be reported to the police. Exterior camera video footage will be released and made available to the authorities AND public as evidence if noise, unauthorized guests, and/or a party takes place.

GROUP SIZE AND EXTRA GUEST FEE:

Please keep in mind that groups larger than 4 guests will include an extra guest fee of $35/guest per night after 4 guests in the total booking amount. Please be honest with group size, and number of guests as we have exterior property cameras (outside of the house) to protect and surveillance property.

PET FEE AND SERVICE DOGS:

We are one of the few stay locations that accepts house trained pets. There is a 3 pet maximum allowance and it is $30/per pet, per night fee. For Service dogs please be prepared to show proof of your certification to avoid the pet fee. Therapy dogs are not the same as Federal ADA recognized service dogs. Therapy dogs are still subject to approval and fee payment. Thank you.

FIRE PIT USAGE AND FIRE CONTROL:

There is an abundance of sticks, branches and small logs that can be used for firewood for the fire pit/bonfire, or for the fireplace inside the home but it is preferable guests bring their own firewood in case our firewood might not be usable/available.

Please be cautious when using any flame starter, and using the fire pit, as well as the fireplace. Please leave all fire turned off by wetting completely with water and making sure before leaving.

POWER OUTAGE DISCLAIMER:

Power outages unfortunately are out of our control. No refunds or reimbursements of any kind will be issued for any guest that experiences a power outage.

DAMAGE DEPOSIT:

We require a $250 security deposit authorization/hold option through the Airbnb-approved secured platform by the name of Truvi. This will be processed as a temporary hold on your credit card (not a charge), and it will be released after your stay, provided there is no damage.

Small service fees are already included at a discounted rate so you're fully covered with no extra hassle!

RIVER AND ISLAND ACCESS DISCLAIMER:

Access and usage of our river and island river frontages is at your full discretion, and at your own risk. By booking this property, you are accepting all our terms and conditions and hold owners and any agents, and the properties harmless of any and all risks, liabilities and claims.

LENGTH OF STAY BOOKING DISCLAIMER:

By booking this property, you acknowledge and agree to the following terms:

- Your stay is strictly for transient purposes only, and there is no intention to establish a tenant-landlord relationship.

- You confirm that you have a permanent private residence elsewhere.

- This is an owner-guest agreement, not a rental lease.

- For legal and safety reasons, we do not accept long term reservations of more than 29 days. Bookings will be allowed and paid for in 29 days intervals for renewals.

- Guests staying beyond the agreed reservation period without written permission may be reported to local authorities and charged legal fees for removal.

Your booking serves as acknowledgment and acceptance of these terms.

CANCELLATION/DATES ALTERATION POLICY:

*We adhere to our strict cancellation policies. Requests for any alteration/changes of booking dates will only be accepted if it is within 13 days of the initial booking date. If alteration of dates is 14 days or more, then the guest MUST cancel reservation and adhere to cancelation policies. No exceptions or alternatives accepted.*
