Korea Town location is hoppin' until the wee hours with so many people in the street, and if that's your thing, then Hotel Sanford would be good for you. Super convenient to the subway and many restaurants. It was just too loud to sleep well. If we stay again, we will ask for a room in the back of the building.
The staff was wonderful, let us check in a little early on a rainy day without charging us. Breakfast was limited but appreciated for the convenience. Hot dogs, mashed potatoes, white flour bagels, yogurt, apples, bananas, individually wrapped cheese slices, Keurig coffee were the items offered that I can remember. Our room had comfortable beds, plenty of space in a suite with couch, chair and coffee table. Good office chair for the desk, and nicely sized closet in the bedroom. We enjoyed a big bathroom with grab bars and an ADA compliant toilet. Lots of hot water and decent water pressure at night. Could not hear other guests through the walls and ceiling. Air conditioning worked but was not super-cold despite attempts to lower the temperature via the old-fashioned thermostat.
Room was a bit worn - wall paper bunching here and there, furniture showing signs of age. Visible dust on the wood trim between the wall and the carpet. Bathroom was sparkling, but the tub and tile surrounding it showed some wear and tear.
