This hotel is good, if you are okay with average conditions. I can't say housekeeping is so good, rooms are not cleaned so good and every day, this hotel needs more maintenance in the bathrooms, one morning people came in to fix some problems in the bathroom. From other side, hotel is just few steps away from the beach and the view from the rooms is amazing, it's an ocean view. In short words, if you are okay with average quality, you can choose this hotel, when arrived room was clean, but not perfectly clean, with some dust in some areas...

This is my go to place when I come to Panama City Beach! I like the easy access to the beach, the staff is always great. The location allows for us to soak up the beach, if the water is to rough we got the pools. Restaurant on site if you don't want to venture out for the day/night. Been coming here for years and getting ready to book again.

What we liked, we could flush the commode that was 12" from the floor. Security guard hassled us the whole time we were there. Room was filthy. Towel rack was hanging out of wall, the maintenance man just stuck back into the wall, however it fell out again. Microwave was rusted inside, Frig had built up ice, need to be defrosted. Mold in and around sink and tub faucet. We reported all these issues, but nothing was done to repair them. No electrical outlets, but there was one big unit with four outlets for microwave, TV, frig and the only light in the room. We tried to call the front desk; however, the phone did not work. How could Expedia even support this Hotel We do not to ever, ever have to stay at this filthy place again. I don't think we will book with Expedia anymore. You cannot truse their judgment on hotels.

Horrible! Don’t stay. We were suppose to check in at 4 and it was close to 6 before we were able to get to our room. Flat out nasty! I would not let my kids take their shoes off. I couldn’t reach anyone for a refund. Smelled horrible. We didn’t stay in there we spent most of the time out because it was so gross there.

The staff is rude. Overflow parking is too far. Air conditioning did not work. When i told them about it. It is like they did not believe me. Switched rooms at 1:30 am. No buggy or help. Killed a roach on my pillow and another on the lamp. The bartender was very nice. All i can say good. Will never return to Boardwalk. NEVER!!!!

The location for this hotel is great! You get private beach access and they are pet friendly. Parking is free, which is always a plus. But beware, the moment we checked in, we were hounded by a Wyndham representative about "touring their new property and getting a practically free vacation from it!" This happened 3 times during our stay. There was some mold on the ceiling tiles in the bathroom. The refrigerator worked, but barely. Same with the air conditioner, although it is Florida so i do understand the struggle. Overall, not a bad stay, but definitely would consider other hotels first.

Booked through Expedia, both email confirmation and phone conversation with the hotel staff said check in was at 4pm. We drove 13 hours only to be told our room wasn’t ready and may not be until 6pm. Our room wasn’t in the best condition. There was water damage in the bathroom and mildew spots in the shower from poor ventilation. The furniture looked like it was about to fall apart. The view from our room was nice except for the palm tree in front of our window. Beach access was nice and the pool was fine. On site bar/restaurant was convenient but short staffed and expensive. We won’t be returning to this hotel

We went for 3 nights and 4 days. When we first got there to check in after driving 6 hours (which was only about 10-15 min early) we were told that the room wasn't ready and that someone would call us when it was ready. No big deal. Went and explored around a little bit, but almost 40 min went by and we hadn't received a call yet. So we went back to check and see if the room was ready. We had a 4 yr old that needed to get out and use the bathroom. When I asked if the room was ready or if they could change the room, I was told that the room was ready. The room had a great view. It was ocean front and on the bottom floor. Which also wasn't so great because everybody had to walk past our room and for whatever reason felt like they had to look in. So you either had to deal with a ton of people walking by and looking in or closing your curtains and not see the ocean. Second, the size of the room was a lot smaller than expected. The bathroom was extremely small. There was only a select number of plugs in the room to charge phones. I had to use the plug in the bathroom to charge my phone. My gf used an available plug at the TV and her son used the only plug next to the beds. So needless to say, it's not setup for electronic devices that need to be charged unless you have them spread out across the room. The restaurant was mediocre at best. The seats we coming apart, there was no waitress, so we had to put in our orders at the bar. I could put more but it won't let me.

The property is not well taken care of, the room is old, the microwave rusty, we found about 5 roaches, towels stained and rough, blankets rough. Staff in the restaurant rude. The location was very convenient, close to the beach and stores.

Great location, just an old hotel that needs lots of updates. Room had no electric outlets where they were needed. Furniture was old and not placed well, TV did not work half the time. Staff not responsive when we needed towels and blankets, and trash removal.

Check in for my reservation was 4pm,I tried to check in around 5 and they stated the room wasn’t ready so we finally got to check in around 6:30.All you could smell was marijuana while on the balcony.The mattress on the bottom of the bunk bed was more like a mattress pad. It was only about 1inch thick and so uncomfortable that no one could sleep on it. We had to ask for fresh towels,and there was absolutely no housekeeping done in our room for our entire stay. At one point during our stay I had my back to the window and my two-year-old daughter was on the bed behind me playing and I saw something moving in the mirror that is facing the window and it was a male staff member of the hotel with his feet planted, standing still facing inside our room with a snack in hand, watching my daughter play. The curtains would not stay closed.We had to buy a pack of hair clips to put all the way from the top to the bottom of the curtains while we slept. We stayed on the dunes side and it was not very well lit at night time. You had to slam the hotel door to make it lock, multiple times I walked out of the room and pulled the door closed only to push it and it come right back open without a key when we first arrived at the room and tried to use the microwave.It immediately caught fire.We did get a new microwave quickly though.When I asked for a cart to put our luggage on while leaving a day early. I was told that I could just go stand by the outside and watch for one.Not worth the price

room was very dirty. they claimed that they gave us a room that wasn't even cleaned then offered me a new room only to have the same issues as before. blood on sheets, hair on pillows, unswept floors, toothpaste all over the sinks, mold in room, bathtub had mold, the very little furniture that was provided was very outdated and was broken! tv looked like a monitor hung on the wall on top of this the last room we got (3rd) smelt like cigarette smoke. the whole place smelt like weed and was trashy. the whole deck was lined up with trash bags so much to where there was barely any room to walk on decks. front desk ladies were even giving me attitude when complaining about a unclean room when it clearly wasn't and I showed the pictures and they said there was nothing they could do about it. overall this was the worst experience i've had with a hotel when traveling. stayed for 1 night and got a new hotel for the rest of my stay. would not advise anyone to stay here!
