This 2,300 square foot 3-bedroom, 3.5-bathroom mountain home sits on 40 acres and is the perfect retreat for your next Colorado getaway. Featuring awe-inspiring mountain views, a well-equipped kitchen with granite countertops, a custom stone fireplace in the main living area, a wrap-around deck with a gas grill and air conditioning.
The master bedroom features a wood-burning fireplace and doors leading to the deck, a garage, ample parking for other vehicles and trailers, plus 40 acres to roam and explore.
Bed Configuration:
Master Bedroom - Queen Bed (Main Level)
2nd Bedroom - Queen Bed (Main Level)
3rd Bedroom - Queen Bed and a twin day bed with trundle (Lower Level)
Recreation Room - Twin Sleeper Sofa (Lower Level).
PROPERTY DISCLOSURES:
1. No outdoor fires are permitted at any of the Catamount properties per the HOA Bylaws due to the possibility of a forest fire.
2. We ask that guests please be respectful of the neighbors; ATVs are not permitted to be ridden anywhere, but on the road.
3. Unfortunately we cannot accomodate trailers and RV's on the long, narrow, winding driveway.
3. For winter stays (September 1 to May 30), a 4WD/AWD vehicle with snow tires are required. It is 6 miles from Ridgway, 17 miles from Ouray, and 40 miles from Telluride (less than a 45-minute drive), which allows you to enjoy the convenience of being near the town, yet have the privacy and additional space of a home that is situated on 40 acres.
Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations at least thirty (30) nights, the cancellation policy above increases to sixty (60) days before the arrival date. We do offer travel insurance.
