About The Addison Exuma - Harts, Exuma
The Addison is a luxury beachfront home with a Baja shelf pool and expansive patio/deck completed in early 2023. The Addison is located in West Exuma on Flamingo Bay. It sits along 2 miles of white sandy beach with stunning views of the crystal clear turquoise waters. It is conveniently located just 6 miles from the international airport, 1 mile from Emerald Bay, and about 20 minutes from Georgetown the Capital of Exuma.

This spacious 5 bedroom, 4.5 bath oasis is the perfect getaway for 5 couples or a big family. Four bedrooms include king beds with en-suite bathrooms and one bedroom includes (2) full-size beds with a twin trundle. All beds feature brand-new top-quality mattresses and plush linens.

The villa features an outstanding outdoor living space with a pool overlooking the ocean and soft outdoor seating. A gas grill and large dining table are great for entertaining. Right on the beach, it is the perfect spot to watch the sunset and get up early to watch the sunrise.

With well-appointed rooms and an open floor plan, this house is ideal for families and groups to enjoy time together. The large modern kitchen features new countertops, stainless steel appliances with a full-size refrigerator/freezer, a separate ice maker, a beverage refrigerator, an oven, a microwave, dishwasher, and an induction cooktop. The kitchen is fully equipped with toaster, coffee maker, Keurig machine, air fryer and a Vita-Mix blender for your drinks!

We can also refer you to a local Bahamian chef who will prepare a great Bahamian meal right in our kitchen. If pampering is on your vacation to-do list, we can bring in a masseuse! You can grocery shop yourself or request our house manager to shop for you - so you have some groceries when you arrive.

At The Addison, you are literally 50 feet from the beach. Once you walk past the sparkling clear pool you are on the sand! Daily beach walks are a must! Other amenities include:
- A Peloton bike (to burn off those Goombay Smash calories). We have clip-in pedals as well as harness pedals.

How to get to The Addison:
The Addison is located in Harts, Great Exuma. It is about a 6-mile drive from the Georgetown International Airport. Upon leaving the airport turn left at the first roundabout onto Queen’s Highway. Travel for approximately 6 miles. You will pass through (3) more roundabouts (Sandals & Grand Isle Resort & Marina). After passing Grand Isle you will travel about 1 mile until you see the sign for Harts. Once you see the sign for Harts continues on Queen’s Highway for another 1.2 miles. The Addison will be on the beach side. Look for the large white 2-car garage with blue garage doors. If you get to Big D’s Conch Bar & Grill, you went too far.

Girls trip!

Our group of 5 had the most memorable stay at The Addison. From the moment I booked it our host Ed was in contact and was so helpful with recommendations and extremely accommodating. The attention to detail is unbelievable. The house is so well stocked. There are are yetis,coolers,beach bags,pool toys and too many other things to list. The house is located close to the best restaurants and sits on a beautiful beach. The pictures don’t do it justice. I will definitely be back!

Family Spring Break

Our stay in the Addison was amazing. The setting—beach, pool, deck, home—were all u real. The beach was beautiful, water was everything you’d expect in Exuma or any of the Family islands. The home was perfectly appointed, and included everything from plenty of beach towels to a yeti cooler to cups and all that you’d need to cook a fantastic meal. The owner was amazing. He shared details in advance, checked in throughout our trip, and prior to leaving. Any question we had about a potential excursion, restaurant etc, he was able to answer. We will definitely be going back

All you need

The house was perfect. Rooms are big, bathrooms were beautiful, and the kitchen is where everyone came together as usual so the giant island was clutch. We brought games but there is a big tv console with all the games you could want. The house had all of the beach/pool accessories we needed. Location was great with easy access to the north docks yet close to all of the restaurants. Little ones enjoyed the pool, big ones enjoyed the beach. The beach is quiet and very walkable. The variety of fish about 100 yds off the beach while snorkeling rivaled what we saw on our dive days. The teens loved taking the paddle boards out. The house owner was engaged and responsive before and during our trip, as was the house manager. We wouldn’t hesitate to rent again!

Spring Break Perfection!

Our family of four had the most unforgettable spring break at The Addison, and we are already dreaming about coming back! This home is absolutely stunning—from the moment you arrive, you're greeted with jaw-dropping views of crystal-clear turquoise water and a wide stretch of white sand beach that feels like your own private paradise.The house itself is incredibly well-appointed. You really don’t need to pack much more than a swimsuit and a t-shirt—everything you could possibly need is already here! Beach towels, paddle boards, fully stocked kitchen (with spices and every utensil imaginable), games, Yeti cooler, even an amazing ice maker that became our favorite surprise amenity.The layout was perfect for our family, with spacious bedrooms, top-notch linens, and a kitchen that made it easy to prepare meals or just hang out and snack with a view. The outdoor space is next-level—lounging by the pool, grilling, or enjoying morning coffee as the sun rises over the water was pure bliss.Location-wise, The Addison can’t be beat. It’s close to great restaurants, beaches, and fun things to do—from Jeep rentals to boat tours—and yet it still feels secluded and peaceful with no neighbors on either side.Our host went above and beyond to make sure we had everything we needed for an amazing vacation. They offered incredible recommendations for local spots, grocery stores, boat rentals, restaurants—you name it. It truly felt like we had a personal concierge!

We had an absolutely fantastic stay at this beautiful home! The house is impeccably designed—comfortable, spacious, and stocked with everything you could possibly need. The kitchen, in particular, was a dream to cook in—extremely well-equipped with high-quality appliances and every utensil imaginable.The service provided by Sonia and Shane was top-notch. They were super responsive, always right on time, and made our stay seamless by handling our pre-arrival grocery order perfectly and keeping the house spotless with daily cleaning. Their attention to detail truly elevated our experience.The beach was quiet and offered plenty of privacy, making it the perfect place to relax. Plus, getting to and from the airport was incredibly easy, adding to the convenience of our stay.Finally, the owner was fantastic—responsive, helpful, and always available to answer any questions. Best accommodations in Exuma!

This house a a dream! We’ve stayed in Exuma several times and never had a house as accommodating as The Addison House! The house came fully stocked with beach towels, sunscreens, speaker, ice chests, custom yeti cups, multiple phone chargers, full size shampoo/conditioner, everything you could think of. The house absolutely stunning and looks like something out of a Pottery Barn magazine, the views are truly some of the best in Exuma being right on the beach! It was also so nice to have a heated pool especially with a chilly afternoon! We enjoyed grilling by the pool and walking down the beach to the beach bar and restaurant! During the day we enjoyed snorkeling the reef just off the shore! There was plenty of snorkel equipment at the house as well! The house was an easy drive into town for anything you need! The property manager was very nice and easy to get in touch with if we needed anything at all! Could not recommend enough!!

Amazing House & Host!

Traveled to Exuma for the 2nd time and chose The Addison. So happy with our decision! We had a group of 2 families: 4 adults and 4 kids ranging from 14 to 10. The home is beautiful and the pictures do not do it justice. The layout of the home is perfect for families traveling with children and comfortably sleeps 10 adults. Everyone had plenty of space to relax and more than enough privacy. The home was clean and extremely well stocked. The beach is literally steps away from the back deck and the view is pristine! The hosts were absolutely amazing in every way. Best vacation rental experience We have ever had. They gave us recommendations for a local chef who cooked 3 wonderful dinners for us during our stay. They were also able to arrange a grocery delivery for us since we arrived after 8 PM on a Saturday and the grocery stores were closed. The house is a couple of miles away from Cocoplum Beach which is, in my opinion, one of the most beautiful beaches in the world. I can’t say enough good things about The Addison and the hosts. If you are looking for a family friendly vacation home for your time in Exuma do not hesitate to book The Addison. You will not be disappointed!!

A slice of paradise - perfect for families!

Our family of three, including our ten-year-old daughter, had an unforgettable stay at this incredible property in Exuma. From the moment we arrived, we were blown away by the stunning views, amenities, and impeccable hospitality. The home itself is spotlessly clean, beautifully decorated, and well-appointed with everything you could need for a relaxing getaway. Th e house manager stocked the kitchen before we arrived, which made preparing meals—especially with dietary restrictions like being gluten-free and vegan—a breeze. It truly felt like a home away from home. The location is unbeatable. We spent our days lounging on the beautiful beach, swimming in the crystal-clear waters, and exploring the island’s hidden gems. The sunrises and sunsets here are nothing short of magical. What set this property apart, though, was the care and attention from the hosts. They went above and beyond to make sure we were comfortable and had all the local tips to make the most of our stay. If you’re looking for a peaceful, luxurious, and family-friendly retreat in Exuma, I cannot recommend this property enough. We already can’t wait to return!

Perfect Family Get-Together Spot

Our stay at the Addison was perfect! Ed is a wonderful host, and has truly thought of everything when it comes to comforts in the home. The place was as beautiful as the view of surrounding nature, and it is conveniently located near local beaches, restaurants, and grocery stores. The locals are extremely friendly and kind, and the property manager, Shane, was no exception; he was also very responsive. Breathtaking vacation home and so much more!

To start, Ed is an exceptional host- having him is like having a dedicated vacation concierge! Even before our trip, he provided numerous suggestions to enhance our experience. The house is pristine! Paradise with all of the amenities

This is one of the few times I can say that the place and beach were even more fabulous in person than the pictures! It was larger than we expected as well and incredibly comfortable for our group of 5 adults. We stayed for a long weekend at the Addison that was unexpectedly extended by airline delays and Ed was incredibly gracious about us extending our stay and making sure we were comfortable and having fun. Some of the things I think were above and beyond for comfort included the individual A/C Units in each room, shampoo/conditioner and body wash in each bathroom, the super comfortable large couch, a fully stocked kitchen including spices (this group loves to cook), games, beach chairs and towels, floats, and even a stash of bug spray and sunscreen. It truly felt like a home away from home. The only thing I would consider doing different next time is renting a car to go to the grocery and spirits stores. I hope to come back to this house, the sweet island dogs and beautiful island soon!

Bliss in the Exuma's

We stayed at the Addison with another family, and couldn't have asked for a better home for our group. The layout was perfect for 2 families, and you couldn't ask for a better location! Every detail of the home was perfect for us, and all of the photos in the listing were accurate. Ed was a fantastic host and was very accommodating and quick to respond to any questions or anything we needed! He can also make a few suggestions for chef services at the house which I would highly recommend. We chose Chef Paul, and the meals he prepared for us were the best we had on the entire trip! Overall, an amazing stay, and would go back in a heatbeat!

Family trip

We had a wonderful experience at the Addison! From the beginning, Ed was fantastic with information on our booking and answering questions on our stay. The house is stunning and incredibly clean. We had had four families including five children on this trip and had plenty of room for everyone! The house is fully stocked with everything you need and Ed has incredible recommendations from chefs, restaurants, grocery stores and excursions. All of the locals on the island know and speak highly of Ed. The property manager, Shane, was responsive and helpful with any questions we had upon arrival. The luxury of having the beach steps away from the deck made this house our favorite! We can not wait to return every year!

The Best Vacation Home EVER

To say that our stay at the Addison was amazing would be a severe understatement. This home and the location are impossible to beat. Starting with Ed the owner you are completely taken care of. He answered our myriad of questions promptly, provided us with advice & reccomendations, and messaged us checking in on how we were doing during the stay. You won’t find a better owner/host than Ed. The house is amazing. It has every luxury amenity you could possibly dream of. And toys galore to boot. Our family loved using the 2 paddle boards and floats daily. The kitchen was amazing and we used it for many meals. The entire house is literally better than any 5 star resort. The location is phenomenal. You’re set right on the water of an amazing bay with the calmest bluest water you will ever see. We loved lounging in the water, snorkeling, and then heading back up to the private pool at the house to swim also. 5 stars is really not fair for this home. You WILL NOT find a better home or owner. We can’t wait for our next trip back. The only negative is that the trip had to end!

Perfect Family Vacation

First of all, I can not say enough about our experience at the Addison. Ed was great from the moment we booked until the time we checked out. The local property manager, Shane, was also wonderful. He stopped by as soon as we checked in and gave us a warm welcome, along with some recommended activities and local spots to visit. This was a family vacation for us, with ages ranging from 10 to 75. Everyone had a great time. The house has everything you need, with enough room for everyone to be comfortable. We spent much of our time on the deck or the beach, which were also perfect. Incredible experience!

My family and I have been visiting the Exumas for more than 20 years. We live in SW FL, so we are familiar with beautiful beaches. If you have never visited the Exumas, you need to go at least once! It is truly a little piece of heaven on earth! My children, and now their significant others, look forward to our yearly trips and remember our past trips fondly. We have stayed at numerous locations over the years, including multiple stays at Grand Isle Resort, February Point, and numerous VRBO houses. By far, this has been the most special place! The views of the ocean are spectacular. The protected location of the beach means the waves are calmer than elsewhere. The amenities of the home are first class. No detail has been omitted. Whatever item you might imagine ever needing is there! The in-counter kitchen ice maker is a huge plus, especially in the Exumas! The same goes for the built-in wine cooler. The interior decor and taste of the home is impeccable. Although this last trip was only for me and my fiancée, the other bedrooms were spacious and well-appointed. The open floor plan for the main kitchen-dining-family area was perfect. The host was always available before and during the trip. The local property manager arrived shortly after our arrival to deliver a brand-new grill and to make sure all was OK. Can't say enough about the house, the host, the beach, the amenities, the view, and the overall incredible experience!

The Addison was the perfect house for our group -two families with kids from 12-24. The owner, Ed, goes over and above with communication to ensure you experience Exuma at its fullest. The house is new, modern but beach charming, super clean and has every comfort of being in your own home - from extra sunscreen, to pool floats, to a fully stocked kitchen with everything you could ever need. The four bedrooms with en-suite bathrooms made it comfortable for everyone to have their own space. We definitely be returning to Exuma and The Addison in the future.

Palace in Paradise

The Addison house is stunning. Definitely a little palace in paradise. The beach location is perfect and breath taking. The sunrise in the morning and the sunsets in the evenings just don’t get any better than at this property. The location is easy and close coming from the airport, and close to many restaurant options, but yet seems so isolated/quiet- we hardly ever saw others on the beach each day. House had the most perfect layout with 4 master/king bedrooms with en suite bathrooms and one extra bedroom with two full size beds, full open living room/kitchen layout with plenty of room for seating around the large kitchen island and the dining table or outdoor dining table. The owners have really thought of every detail to make your trip fabulous and want/need for nothing, from a relaxing pool to cool off, plenty of places to sit, lay or rock and admire the stunning view, swim and float toys for the pool or ocean, feet/shower rinse stations on both sides of the deck/patio when you return from the beach, paddle boards/lifejackets, beach chairs, sunscreen if you run out, bug spray, cooler for beach or boat rides, ice machine, charging station conveniently located in kitchen for all kinds of devices, games galore, beach bag for outings, in room safes for locking up valuables, charging/plug in docks easily accessible at every night stand in every bedroom, double washer/dryer, plenty of beach towels, A/C in every room on its own control and fans in every room!!! Super clean!!

Awesome house. Even better host and property manager. Crazy responsive to any questions. 3 of the 4 of us are cyclists and a PELETON at this house is a game changer for stays on the island. Everyone around town knows Ed (the owner) and is a friend. Can’t go wrong with the Addison!
