Adventure awaits in this beautiful home just minutes from Zion National Park.
Beautiful, spacious, single resident 2,000 + square foot home, 12' entry ceilings, vaulted through kitchen and great room plus 3 bedrooms, 1 Den (No door or Closet) and 2 bathrooms. Master bathroom has the Jacuzzi soak tub.
• Home is Idyllic located for visiting Zion National Park 23 miles, Bryce Canyon, Snow Canyon, Coral Pink Sand Dunes, Grand Canyon (2 hrs), Pools, Splash Pad, Sand Hollow & Quail Lake Reservoir. Zion Park is 25 minutes away; St. George is 20 minutes away. ATV excursions with water sports and ATV rentals, restaurants, and grocery stores within 1 mile from home.
Zion National Park is just up the road 20-25 minutes.
Bryce Canyon National Park is about 2.5 hours away.
The North Rim of the Grand Canyon is about 2.5 hrs. away.
Lake Powell and the Glen Canyon Dam is about the same.
If you are flying in you are about 2.5 hours from Las Vegas and its large airport
There are two lakes about 10 minutes away with fishing and water skiing.
Brianhead ski resort is about 1.25 hour away. Of course there is snow skiing in the Winter, but they have lots of Mt. biking trails for summer use.
There is a host of Mountain biking trails all within 10-15 minutes.
There is a great Mt. biking shop for repairs or rentals just up the street.
For shopping there is a great market about 1/4 of a mile away as well as two gas stations.
There is a Walmart 10 minutes away and a Costco 25 minutes away in St. George.
There are two golf courses within 10 minutes in Hurricane, (Sky Mountain and Sand Hollow).
There is parking in front for two vehicles, driveway for three and a large space for a trailer or an RV.
Guest Access:
Access to all ground level parts of the home, except the garage and the basement. A quite tenant lives in basement suite with separate entrance. A large outdoor BBQ propane grill is available for use. It is located next to the kitchen exit door. Large yard with shade trees.

- Weekends Minimal Two Night Stay Friday thru Saturday
• Keep Noise to a minimum, you are in a nice family residential area.
• Keep Peace, don't engage in activities such as, shouting, fighting, playing of loud music, racing of cars on streets or recreational vehicles on street, engaging in outside recreational activities after 10:00pm., or similar activities, Quite time 10 PM to 7 AM.
• Do not interfere with the privacy of surrounding residents or trespass onto surrounding residential properties.
• Do not engage in any disorderly or illegal conduct, including illegal consumption of drugs and alcohol.
• Maximum occupancy of the vacation rental Ten (10) people. Evidence of non-compliance will result in forfeiture of deposit.
• Maximum number of vehicles allowed is three (3).
• Absolutely No pets are allowed.
• There is no smoking allowed in this house or on the premises.
• You are responsible for all damaged and missing items. This includes carpet, furniture, towels, pillows, kitchenware, decorations, lamps, remotes, etc.
• Make sure the house is locked when leaving. Check Out Departure is at 10:00am.
Guest agree to use the Internet only for legal purposes and promise not to use it for illegal uploading, downloading, or other illegal activities.
Damage and Cleaning Issues: Any damage, missing items/amenities or cleaning issues noticed upon arrival should be reported to Gubler Development, LLC at immediately. If damage, items missing or cleaning issues are not reported within 3 hours of arrival it will be deemed your responsibility. General maintenance issues should also be reported so the unit can be kept in good condition. A cleaning crew will inventory each property for damage and extensive cleaning. Should there be items missing from a rental unit the last guest to check out will be held responsible for value of missing items.
Sleeping Capacity/Disturbances: Guests and all other occupants will be required to vacate the premises and forfeit the rental fee for any of the following:
Occupancy exceeding the sleeping capacity stated on the reservation confirmation.
Using the premises for any illegal activity including, but not limited to, the possession, serving of consumption of alcoholic beverages by or to persons less than 21 years of age. Causing damage to the premises rented or to any of the neighboring properties. Any other acts which interferes with neighbors’ right to quiet enjoyment of their property. Parties or other large gatherings are not allowed without prior approval. All food should be served and consumed in the kitchen or patio areas. Shoes should not be worn in the condo in order to maintain the carpets. IF, FOR ANY REASON, LAW ENFORCEMENT IS NOTIFIED DUE TO DISTURBANCES EMANATING FROM THE PREMISES OR GROUNDS, THERE WILL BE A MINIMUM $250 CHARGE TO YOUR CREDIT CARD PER INCIDENT.
No Smoking inside the unit/property: A fine of $250 will be assessed and you will be liable for extensive cleaning charges for this violation and guests will be required to vacate the property. If there are additional damage or cleaning costs these will be charged to your credit card and/or deducted from your security deposit.
No Pets Allowed: A fine will be assessed and you will be liable for extensive cleaning charges for this violation and guests will be required to vacate the property. Community Rules: Guest agrees to abide by rules of the community. These rules are posted on the website and are also available in print at the home. These rules may change from time to time.
Cleaning: The property will be inspected and cleaned after each departure. The rental cleaning fee you paid will cover the costs of normal cleaning. YOU ARE REQUIRED to leave the property in the same general condition in which it was received. Soiled dishes should be placed in the dishwasher and started on the wash cycle, all trash removed from the unit and placed in the garbage can out by the pop machine, sheets stripped from the beds, towels collected and placed in the laundry room and the home generally picked up and ready to be cleaned.
GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.
GUEST agrees that during the term of their stay, he/she will keep the rental clean and free of trash, garbage, and other waste; and all pipes, wired, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of the rental period.
GUEST agrees to indemnify and save our company harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the guest, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises. We accept no responsibility or liability for any loss of damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight delays, cancellations, airport closures, loss of luggage, adverse weather conditions, fire flood, or industrial dispute. We cannot accept any liability for failure of public supplies such as water, electricity, internet breakdown or the air conditioning system. Nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control. We cannot accept any liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight.
Feel free to use the BBQ. However, please clean the BBQ completely (including utensils) before checkout. If the BBQ isn't clean, there will be an additional $20 cleaning fee taken from the security deposit.
