“The Adorable Abode”

Enjoy an awesome stay in our charming home! The house is located literally 1 mile from downtown Bryan and just a short drive into College Station. It is the perfect stay for your family or group if you love unique and eclectic stays as the home has the original shiplap and hardwood floors in most of the house along with modern renovations to make it a comfy space for guests!

There are King beds in each of the first two bedrooms and 2 twin bunk beds with slide out mattresses underneath each bunk totaling 8 beds.

Guests will have access to the entire space throughout their stay.
EV Assets Short Term rental Agreement and House Rules Understanding

THERE WILL BE NO PARTIES ALLOWED at this listing. Please read further regarding the fines associated with throwing parties or being over the normal noise level during sleeping hours at this particular Airbnb.

The Guest(s) by accepting this reservation are acknowledging and agree to be bound by the following house rules and policies. Notwithstanding any local, State, or Federal requirements regarding Tenancy. The Guest(s) hereto recognize this is a (Short Stay) rental and that they are not protected in any way under an local, State, or Federal laws or Executive Orders regarding COVID Tenancy, specifically, non-eviction regulations. Guest(s) of the house are required to adhere to these rules and policies, and to provide a form of valid picture identification. Guest(s) agree to be bound first by the following list of policies and requirements and then those of AirBnb, or any other rental platform, which are incorporated herein by this reference, as thought copied in their entirety herein.

Check-in: Guest(s) agrees to check-in after the specified time on their specific reservation. If Guest(s) requests an early check-in, they agree to a $50 early check-in fee if we are able to accommodate the early check-in. Early check-in availability varies. Only the Guest(s) who made or is on the reservation is allowed to check-in. Guest(s) on the reservation must have a valid working phone number. If the Guest(s) do not have a valid working phone number and the Host attempts to contact the Guest(s) before check-in or during the Guest(s) stay, the Host reserves the right to terminate the booking and no refund will be issued.


Check-out: Guest(s) agrees to check-out of the property before the Check-out time on their specific reservation. If Guest(s) check-out 30 minutes after the official check-out time, the Guest(s) will be charged $50. If the Guest(s) hold possession of the property for more than 2 hours, Guest(s) agrees to pay for the entire night's stay for the day that they overstayed. This fine will not award the Guest(s) possession of the property for the additional night and day. This fine will be the base rate of the state before any discount or mark downs have or were applied.

Cleaning: Guest(s) agrees to ensure the next guest has a great experience by leaving the condition of the property in a reasonably clean state. Guest(s) will be charged an additional cleaning fees, at the hosts discretion, if this standard is not met. If the home is extremely dirty after checkout beyond what a reasonably courteous guest would normally leave a home in, guests will be charged extra for a professional full cleaning as well as an additional convenience fee of $50. Examples of excessive uncleanliness may include but is not limited to staining of bedding or furniture, excessive trash littering, food on floors, staining on walls or floors, or excessive dishes and food in the sink.

Number of Guests: Guest(s) may have no more than the maximum number of people allowed on the reservation at the property at any given time. If the number of people in the property exceeds the maximum amount, the host reserves the right to remove the additional people from the property for trespassing. There will also be a fine of $100 per person identified over the maximum number of guests allowed at this particular listing.


Amenities: The Amenities are solely for the use of the registered Guest(s). One to two visitors are allowed with pre-approval from the Host. In no case will any un-registered visitors stay overnight in the unit without prior written approval of the Host. Any approved additional overnight guest shall be subject to an additional daily overnight stay fee of $100 per person. All amenities including but not limited to pool, game room, gym, grilling area, etc. are public and need to be used with respect for other guests.

Safety and Smoking: For your safety, this is a non-smoking property. There are fire alarms/carbon detectors located in each room, adjoining hall, and throughout the house. Tampering or disabling any security device is strictly for bidden and may cause the host to discharge guess, and/or may subject the guest to damages levied by the host, and/or local penalties of the law, fines, or all the above. If an event should occur where the devices are activated or sounded, you should proceed to the nearest exit. In some cases, depending on the event, that exit may include the window of your room which is designed to stay open when lifted to allow for easy egress. If the non-smoking fee is violated and there is evidence of it, Guest(s) will be responsible to pay for the full remediation of smoke/fire damage to the property. In addition to the remediation costs, the Guest(s) will be fined an extra $500 penalty after all repairs are completed.

Pets: Pets are allowed on the property. Guest(s) must disclose the pets that will stay. $75 extra surcharge will be applied per pet. Guests will be fully responsible to pay for any remediation costs for damage or excessive cleaning fees due to the pet. If the host is not notified beforehand, and evidence or damage from pets is observed, there will be fine/penalty fee of $200 charged in addition to the costs to remediate/clean the property.

Parties and noise: No parties allowed. We will do anything to make your stay as nice as possible, but we also respect our neighbors. There are Minut noise detectors on site which are located on property and alert host if decibel levels reach intolerant levels. Should this occur, guest will be fined as follows:
First noise alert to host – Guest(s) will be notified if host is awake
Second noise alert to host – Guest(s) will be charged $100
Third noise alert to host – Guest(s) will be charged $500 and, at the host’s sole discretion, may be asked to immediately vacate the unit

Commercial use: For any filming or photo shooting, a written permit from the host is required. If Guest(s) are suspected of caring, selling and/or using illicit drugs of any kind, regardless of any local, state or federal laws, GUEST(S) WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

Local Guest(s) (living within 10 miles of Brazos County) must contact hosts before booking and cannot use the Instant Book feature.

Airbnb is a third party listing and payment platform, not a party to the reservation contract. You have made a contract with the host directly that Airbnb is not a party to. You are bound by the house rules per a legal contract upon securing a reservation. House rules contain supplemental terms that all reservations are bound by according to the Airbnb terms of service 5.2. securing a reservation constitutes acceptance of these conditions and all the house rules.

The host reserves the right, at his/her discretion, to change, modify, add, or remove portions of the house rules at any time by posting the amended rules.

Upon complaint or issue directly communicated to the Host, AirBNB, or any other Rental Platform; on any aspect of the property, including but not limited, to the cleanliness, amenities, or overall condition; Guest(s) authorize the Host to enter, without prior permission, to remediate and address the respective complaint/issue to reasonably professional standards.

Guest(s) on the reservation agree to be bound by and execute the requirements of this agreement. Failure to adhere to these policies or any of the requirements set forth by Airbnb, or any other rental platform shall immediately make Guest(s) subject to the termination of this short stay agreement, and Guest(s) shall immediately vacate the premises. No refunds will be made, and Guest(s) shall be charged for any resultant damages, cleaning, or repairs to the property required to return to its original state.

By booking with EV Assets LLC. Guest(s) agree to be bound by the terms indicated here and shall remain in control of any and all minors on the property and shall except all liability for such, including any I allow on the property for visitation.

Very cute house on inside.

Neighborhood is a bit concerning. Sketchy night life, House Trailer across the street with man sitting infront yard playing music for neighbors. Because of this much better curtains are needed not just shears And windows have no curtains at all. Kitchen also needs to be better stopped in terms of pots and pans and cooking utensils. Kitchen towels A privacy fence would go along way towards making this property feel a bit more secluded. Back door panel glass, which someone could easily Sobe broken and reached through and unlock

Comfy and clean house!

This house is super cute and comfortable! We had 4 adults staying, and we all agreed the beds and accommodations were great! Most importantly, the entire property was very clean! Communication after booking was really good, clear instructions, and no problems at all. Would def recommend for a short stay in B/CS.

Simple bungalow

The place is nicely set up for one or two families to stay, with two bedrooms with large beds and another with bunks. The front bedroom gets a lot of road noise and light if you're an early sleeper.
