We have created a little haven of privacy and quiet only 5 minutes from Todi and all the Restaurants. Shops, coffee bars, supermarkets that you would need on your Umbrian holiday.

Our 2 double bedroom Cottage,which is a part of Villa Mirabella, has all the modern facilities and services available, internet Wifi, smart HD tv, UK TV channels, a new modern fully equipped kitchen, aircon in the bedrooms, large relaxing lounge , dining area, indoor and outdoor dining , laundry, 3 garden terraces , large shower, bathroom, toilet , and separate toilet on the ground floor. outside dinning terrace, lawned area, flagged sun Terrace , exclusive cottage private pool (5mts) .
Also we are available to help and advise if needed.
We are situated in an ideal area for walking, cycling, horse riding, running,etc. we are centrally located in Italy to visit Rome, Perugia, Florence, Assisi and many amazing Umbrian hilltop towns to enjoy, or just relaxing with the beautiful 360 degree views, we are offer a service inclusive of cleaning and bed linen laundry, and a snack and prosecco welcome pack on arrival, we look forward to welcoming you to our little bit of the Umbria.
Please be aware that the property is not suitable for children under 12 years or todlers as the garden is on 3 terraces.
We are located close to Todi in central Umbria , in an ancient village called Cecanibbi , which means "blind Hannibal " legend has it this is where Hannibal camped when injured in the eye, fighting the Romans 2200+ years ago . the area is steeped in history , and is one of the most visually stunning in central Italy.
The perfect thing for us is to be able to take advantage of living in this wonderful area without suffering the inconvenience of being isolated from the real world, being only 5 minutes from all the things you need in the modern world.
Our little "Borgo" is delightful, we have an super village hall that opens on a Friday, Saturday and Sunday night serving pizza, pasta and roast meats all made and cooked in the kitchen by the local "Grandma's and Mum's". We are genuinely only 5 mins from Todi with the best preserved medieval piazza in Italy, delicious home made award winning Ice-cream at Pianganni, lovely wine bar and may restaurants to chose from.
Locally to us there are many walks, horse riding is available, needs booking, and we have 2 mountain bike for your use on the many miles/kms of tracks and quite roads .

Spacious property in a nice area

Lovely outlook and very nice house. Description a bit misleading - there are not 2 bathrooms, there is 1 bathroom and a cloakroom. There is no restaurant/ bar in the village, it closed 2 years ago. The bikes were locked away. I had to ask for access details and they were sent late. No signal on the TV for most of our stay. All small things on their own, but not when added up. Great views & a nice house, but detail needs updating, we probably wouldn’t have booked had we realised there wasn’t a bar/restaurant we could walk to,

Wir waren das 3. Mal hier und haben die schöne Villa mit traumhafter Lage, sehr genossen. Die Lage ist traumhaft und es fehlt wirklich an nichts. Swimming-Pool u. Klimaanlage im Schlafzimmer. Schönes Ferienhaus mit super Ausblick

Beautiful Views!

We stayed at this property with friends. Michaela was friendly and responsive from the beginning and the house was well equipped. We ate all meals at the property on the terrace and the views were incredible. We would definitely stay again if travelling to Umbria.

Better than the pictures!

Stayed for one week and wished we could have stayed longer (hoping to come back and stay for much longer). The views from the back patio and all the windows are even better than pictured. The cottage is very well equipped and as stated in the description. Comfortable bed and spacious bedrooms. Comfortable indoor and outdoor living area with great airflow. The pool area was private and a welcome place to cool off. Gracious hosts that also gave us loads of great insight on the area. Easy and spacious parking behind a gated area. Quiet and peaceful countryside. Short drives to nearby restaurants, and a great launching place to explore Umbria.

Really enjoyed the property, would recommend it to others and would stay again.

This is a portion of a nice home in a very quiet country setting with nice views. There are two issues that could have made our stay better. One, the instructions for finding the property could have been clearer. Two, the VRBO web site said the property had two full bathrooms - upstairs with the 2 bedrooms is a full bath, but the second bathroom is downstairs only a half bath which would benefit from some shelving to store bathroom items and wall hooks for the towels.

Entspannte Tage in Umbrien

Eine wunderschöne Wohnung inmitten eines kleinen Dorfes. Überkomplett und stilvoll eingerichtet, auch für den anspruchsvollen Urlauber. Bei traumhaftem Wetter konnten wir untertags Ausflüge in die umliegenden Städte machen, am Nachmittag war noch Zeit für den Pool! Besser geht’s nicht!!

Schöne Villa lädt zum Genuß und zur Entspannung ein

Wir waren das 2. Mal hier u. haben uns in der Villa Mirabella wieder sehr wohl gefühlt. Diesmal hatten wir die Gelegenheit, die Eigentümer persönlich kennenzulernen. Ein sehr nettes und hilfsbereites Paar. Wir möchten aber auch besonders den Verwalter Alessandro erwähnen, der mit seiner Tochter Ermiria stets zu Diensten ist, wenn es mal Probleme gibt. Bei der Ankunft ist alles Notwendige für die ersten Tage bereits im Kühlschrank mit z.B. ProSecco, Bier, Butter, Toast, u.a. vorhanden und wird kostenlos zur Verfügung gestellt. Das ist schon sehr nett und nicht selbstverständlich. Alles in allem haben wir die 1 Woche für hervorragendes Essen mit Top-Weinen genutzt. Wirklich ein Genuß und eine Gaumenfreude. Es gibt genügend Möglichkeiten, in unmittelbarer Umgebung sehr gut zu Essen.

A wonderful stay at Villa Mirabella!

What a wonderful 15 day stay we just had at the appropriately named Villa Mirabella! The cottage is beautifully decorated, well stocked and very clean. From the rear patio there are gorgeous views of olive trees, the Umbrian hills and Todi. Sitting on that patio in the morning, sipping coffee, admiring the view and listening to the birds and church bells was a wonderful way to start the day. We were there during extreme heat and the ac's and ceiling fans kept us very comfortable, as did our dips in the pool. The location is perfect for exploring Todi and other Umbrian towns. It was a pleasure having Michaela and Steve as hosts. They are gracious, responsive and generous. We instantly felt happy and at home at Villa Mirabella and will, most certainly, return.

Very beautiful holidayhouse in a lovely Umbria.

Stunning house with A+ furnishing, the ceiling fans and air conditioners were useful extras in this year's summer heat. A beautiful garden & terraces and a small but pleasant swimming pool. And let's not forget the incredible view of the surroundings! We could also enjoy the swallows and the bats that passed by! Gave us all that extra "Italy-feeling". And thank you for the warm welcome and of course the start-package in the fridge! We were super positive about everything. But we found it a pity that we could not enjoy the terrace much in the evening because of the scorching sun. Maybe this could be solved by installing curtains to the front of the pergola? We definitely recommend this place!!!

Our stay at Cecannibi

We are enjoyed our stay and loved the views from the home We enjoyed using the pool every day, but missed not being able to swim laps The home is comfortable, especially the beds The WiF was intermittent, but responded to turning the modem on and off The website indicated there were English speaking channels on the TV, but that was not the case. It would be helpful to initially be provided with a town map of Todi, which is free at the town info centre The kitchen is quite small, but functional The bathroom would benefit from more than 1 towel rail Overall a lovely position in an interesting area, and Michaela and Steve were very helpful Highly recommended

Un beau séjour en Ombrie

La maison est très bien située, près des autoroutes et des sites touristiques . Nous avons apprécié la tranquillité de la campagne et le charmant petit bourg Cecanibbi. Cependant, nous aimerions apporter de façon constructive quelques points qui pourraient être améliorés: - d'abord, ce qui nous a beaucoup surpris et déçus, c'est de découvrir qu'il y a une salle de bain complète et une salle d'eau et non deux salles de bain complètes telles qu'indiquées sur le site internet . C'est une correction importante à faire sur le site afin que les gens sachent vraiment à quoi s'attendre. - l'autre point est le suivant: nous avons eu de la difficulté à trouver la maison. Nous avons dû demander à quelqu'un du bourg qui a eu la gentillesse de faire des recherches car lui-même ne savait pas où c'était. Nous avons fini par la trouver mais ce pourrait être intéressant de donner davantage d'indications sur la localisation et peut-être identifier la villa Mirabella par une affiche plus grande. - Enfin, nous n'avons pas pu profiter de la terrasse arrière en fin d'après-midi car nous étions trop exposés au soleil. La toile protectrice ne donne pas suffisamment d'ombre et il était impossible de s'asseoir et de profiter du décor. La présence de nombreuses petites araignées rouges nous a aussi dérangés. Bref, mis à part ces quelques désagréments, nous avons passé un très beau séjour en Ombrie.

Super schönes und stilvoll eingerichtetes Haus in reizvoller Umgebung

Alles hat gut funktioniert. Der Verwalter ist stets zu Diensten und täglich mit der liebevollen Pflege des Anwesens beschäftigt. Nach unserem Eintreffen, fanden wir als Willkommensgruß 1 Flasche Prosecco, Mineralwasser, Orangensaft, Eier, Toastbrot und Knabbereien vor. Das war schon sehr aufmerksam. Den zum Haus gehörenden Pool haben wir ausgiebig genutzt. Die nächste Stadt ist Todi und nur ein paar Kilometer entfernt. Zum Zentrum nach Todi gibt es vom kostenlosen Parkplatz aus einen kostenlosen Shuttle. Dort gibt es verschiedene Möglichkeiten zum Essengehen. Eine Reservierung macht aber in jedem Falle Sinn. Der nächstgelegene Supermarkt EMI ist auch nicht weit weg. Dort kann man sich mit allem Notwendigen an Lebensmitteln u. Getränken versorgen. Mit dem Auto kann man Ausflüge nach Orvieto, Bevagna, Montefalco u.a. machen. Uns hat es sehr gut gefallen; eine wunderschöne und ruhige Lage. Wir kommen gerne wieder.

Beautiful location, great view!

Many places to visit in the area, and the house is very well equipped and comfortable. Only downside is the AC which is very loud, can’t sleep when it’s running, but there are many windows, and even when temperatures are high, you can live without it :-) Thank you for the stay, and the welcome package.

Casa bellissima nella campagna umbra

La casa è davvero molto bella, ben fornita, letti comodi e stupenda veranda con giardino e piccola piscina. Ci si sente subito a casa. La zona è molto tranquilla, ma vicina a molti paesi da visitare in Umbria e ai principali servizi a Todi. Ci siamo trovati davvero bene per questa settimana di vacanza in famiglia, mi farebbe piacere tornarci.

Geweldige plek

We hebben een geweldige vakantie hier gehad. De woning ligt schitterend met prachtig uitzicht en heerlijk doch klein, eigen zwembadje met ligbedden. De woning zelf heeft alles. Doch niet alles functioneerde, bij aanvang. Mobiele airconditioning op de slaapkamer bleek sterk vervuild te zijn, de WiFi functioneerde niet, de TV ook niet en nog meer. Het merendeel hebben wij zelf gemaakt. De manager waarover in eerdere andere beoordelingen wordt gesproken is er niet meer. Het echtpaar dat de woning bezit doet dit nu zelf en woont gelijk aan deze woning vast. Opvallend was de slechte check in. Zij wisten zelf niet hoe e.e.a. werkte in de woning, het informatieboek was verouderd zeiden ze zelf ook en moest nog worden vernieuwd. Ik vraag me af waarom dat nog steeds niet is gebeurd. Immers je weet dat de gasten komen, dan zorg je toch dat alles in orde is. Ook geen welkom of heeft u een goede reis gehad, bij aankomst door hen. Tijdens ons verblijf van 2 weken werd ook nooit om feedback gevraagd of geïnformeerd of alles naar wens was of zomaareen praatje. Dit kwam ons vreemd en totaal niet gastvrij over. Het welkomstpakket was wel goed geregeld. Daarnaast vind ik 1 kleine en 1 grote handdoek per persoon voor 1 week erg weinig. Keukenlinnen was ook niet aanwezig. Als onze punten in deze beoordeling aangepast worden heeft het alles voor een fijn huis.
