Our beautiful 6-bedroom 4-bathroom home is very roomy (4400 Square Feet!) and great for big families and large, responsible groups of friends. The main 2 levels of the home include 4 bedrooms, 3 bathrooms, 2 living rooms, and a very spacious dining room and kitchen. The basement level of the home includes 2 bedrooms, 2 living rooms, and 1 bathroom. The living room in the basement is gigantic and has a pool table, ping pong table, and old school arcade game Cabinet.
The main level of the home features a bedroom and bath, two spacious living rooms, a beautiful kitchen, and a dining room. This level is also where the laundry room is located and access to the backyard. Upstairs are three more bedrooms and two bathrooms. All the way downstairs is our beautiful basement which includes another living room with a pool table and ping pong table, a separate game room that has a Mortal Kombat arcade game as well as 2 more bedrooms and a bathroom.
Guests will have access to all parts of the home except the garage and 2 locked supply closets. Our driveway is huge so there is plenty of room for parking.
We live down the street and are available if you need anything. Our property manager is also available to help with anything you may need before or during your stay.
Our home is located in the luxurious Kings Row neighborhood located a short 2-minute drive from the Wesley Chapel exit off of I-20. The Kings Row neighborhood features large homes that often top out over 4,000 sq ft and sit on even bigger front and back yards. Our neighborhood is especially pretty in the Spring and Summer when everything turns green and blooms. Fall is also fun when temperature drop and the leaves on the trees in our neighborhood start to change color. There are lots of families who live on our street and our neighbors beside us and in front of us are super friendly. Our home is located minutes away from major grocery stores, great restaurants, and lots of the other standard retail stores that come with living in a big city. I-20 less than two miles away so that makes it easy to get everywhere else you might want to visit while you are in Atlanta.
Accurate guest count is required by Airbnb and our insurance. Please make sure when you book the house you enter the correct number of guests including all those that will be staying overnight or visiting. For example, if you plan on 6 people staying overnight and 6 people visiting during the day, the guest count is 12 people. If you have questions about policy, please send us a message before you book.
***Please note a $500 pre-authorization hold (not a charge) will be placed on the credit card used to book your reservation 24 hours before check-in. This hold will be released after your stay, provided there are no damages or additional charges. Once the pre-authorization is successfully processed, we will send check-in instructions to the phone number associated with your VRBO account.
1. Please make sure the number of guests in your reservation is accurate. A guest is defined as any person who visits the property for at least 5 minutes. Additional visitors not included in the reservation must be approved in advance by host. Unapproved guests are subject to a $50 fee per person and/or immediate cancelation of remainder of reservation without refund.
2. Events, weddings, and parties are prohibited. If you are not sure your reservation qualifies as a party or event, please reach out to us and explain what you are trying to do and we can determine if its possible to host you. Good communication is key.
3.SMOKING IS STRICTLY PROHIBITED. $500 smoking fee. Burning incense is also prohibited.
4. Guests must provide a copy of their unaltered Driver's License or Passport to host through the Airbnb message thread immediately after booking to finalize your reservation.
5. Please remove makeup before using linens and towels. We provide Makeup Towels
6. Quiet Hours start at 9 PM.
7. Please do not park in grass. Dekalb will issue a citation if they see vehicles parked on the lawn.
8. Glitter and confetti are strictly prohibited. There is an additional $100 fee if our cleaning team finds glitter or confetti.
9. Please do not put food or drinks on the pool table or the ping pong table
10. The maximum number of vehicles allowed at the home is 5. Please send us a message if your group will have more than 5 vehicles.
11. We provide a gas grill, but guests are responsible for providing their own propane and cleaning the grill after each use. If the propane tank is empty, you can exchange the tank at local gas stations for between $20 and $25.
12. Late Checkouts must be pre-approved by hosts. Unapproved late checkouts subject to $350 fee.
13. Our cleaning team charges a $350 Biohazard cleaning fee if they must clean up vomit, blood, or any other bodily fluid.
14. No matter what the package says, flushable wipes or anything besides toilet paper and human waste should never be flushed down toilets.
