“An amazing stay at the Frances Modern Inn. Highly encourage you checking them out. I travel nearly every week and often stay in the big brand properties - predicable, sometimes good, often average. This place has so much character, and the owner gave us a great run down of Austin when we arrived. Rooms are all unique, have balconies, and a great patio area right out your front door - with sodas, coffee, and comfortable coaches and seating available. “Very nice we loved the space, took advantage of the kitchenette in the room and spent lots of time admiring the city (and river) from the roof top pool in the evening. Loved that the pool had a late night close time and appreciated that the little cabana beds and loungers didn’t require reservations or fees. Utilized the cafe & bar (fantastic cocktails) pretty much every day. Was very conveniently located without being smack dab in the middle of the hustle and bustle of downtown. Spent mornings……

“This hotel is in a perfect location for enjoying the nightlife in Austin. The staff were extremely friendly and generous, and the rooms were very reasonably priced. Another great bonus is the on-site Verbena Restaurant which has a beautiful patio and the food was excellent. There’s also a really nice pool that overlooks the Austin skyline, which made for a perfect way to relax after a busy day at ACL. To top it all off, the hotel is dog-friendly, so my dog Teddy had a wonderful stay too!”
