I was aware of the noise issue from other reviews. It's real, but if you don't mind that, the property is perfect in every other way. The “futon” was more of a sofa (I did manage to sleep on it after requesting extra bedding), “free breakfast” was two pods for the coffee machine, pizza was not available after 6pm and if there was a beach we didn’t find it (at least 4 miles away).
