The Space:
The house has four bedrooms, one with three sets of twin bunk beds, one with a king sized bed and a twin bunk, and two bedrooms with king sized beds, which sleep 16 total. There are two full sized bathrooms, one upstairs and one downstairs, and a half bathroom downstairs. There is a beautiful, fully stocked kitchen, with an island complete with barstools, or the dining room for seating. The living room comes with a corner bar area and large roku streaming TV. We have not one, but two laundry rooms for maximum efficiency of maintaining clothing and pool towels. The pool and hot tub have a lounge area, shaded by a large umbrella. The upstairs balcony has a patio with plenty of seating for relaxing with a view.
Please make sure to get gas and supplies before arriving! The property is isolated by the river, and everything is at least 20 minutes away!

Cleaning Expectations & Fee Transparency
In accordance with the new California short-term rental law (AB 2202), we want to be fully transparent about cleaning responsibilities and fees. We aim to provide a clean, comfortable space for every guest. Our standard cleaning fee covers routine turnover services, including laundry, sanitizing surfaces, and general tidying up.
To help us maintain this standard and avoid additional fees, we kindly ask guests to:
1. Take out all trash and place it in the designated bins
2. Load and run the dishwasher (or hand wash used dishes)
3. Leave used towels in the bathroom or laundry basket
4. (Optional) Strip used beds and leave linens in one place.
5. Report any accidental spills or damages right away.
Extra Cleaning Fees May Apply If:
Sometimes, extra cleaning is required after a stay. To be fully transparent, here are examples of situations where an additional fee may apply:
Excessive trash or mess left throughout property -- $150–$350
Unwashed dishes or cookware left out -- $15–$30
Extremely dirty or stained sheets/towels -- $25–$75 per bedroom
Bleaching required for linens/mattresses -- $50–$100
Carpet/furniture stains -- $50–$150
Biohazard cleanup (e.g., vomit, bodily fluids) -- $100–$250
Unapproved pet messes or excessive hair -- $75–$150
Strong lingering odors (smoke, etc.) -- $550-1000
Outdoor areas left dirty (trash, BBQ mess, etc.) -- $25–$75
We only apply these fees when necessary and always document them with photos and cleaner invoices, if applicable. Thanks for helping us keep our place in great shape for you and future guests!
Guest Access:
Guests will have access to the entire property.
DISCLOSURES:
1. SLEEPING COUNT/VISITORS: We have a maximum amount allowed on the property per our short-term rental permit, being 16 guests max. No unregistered guests allowed on the property. Please communicate with us directly for additional visitors coming on the property for approval. If an unauthorized party takes place fees will apply & you will be asked to vacate property. Thanks in advance :)
2. DUMPSTER: We ask guests to please place all trash in the dumpster on the right side of the property.
3. SMOKING: Strict no smoking property. Do not smoke anywhere on the premises or in the driveway.
4. RESPECTFUL TO THE NEIGHBORHOOD: At no point during the duration of the stay should noise carry beyond the property & disturb the neighbors (Sound is amplified by the closeness of houses, so please minimize noise at night) Please do not move vehicles around late in the evening over excessively or hang out in driveway at night. Please keep windows closed in evening as sound carries. Thank you!
5. PETS: Pets are not allowed at this home, owner is allergic.
6. PLUMBING: Water for the property comes from a well. Well water has a periodic smell of sulfur. Interior home is serviced by a Culligan water filtration system. Outside hoses are not on this filter, and may have a stronger smell. The scent is only occasional, and usually only slight. This is typical of the area and pretty standard for well water. Property has a septic system. Please do not put anything down toilets other than waste and toilet paper.
