“The only demerit I have is: While, yes, the house is Minutes from the Great Sand Dunes, it's a good hour to get to the actual visitor center. The access they mention is to the back side of the dunes. Still amazing and let's you avoid tourist crowds, but my goal was to hike the tallest dunes which meant I had to drive to the other side. ”

Things I wish I would have known ahead of time: no WiFi on property (which makes tv unusable unless you have cell service up there - we did not), no washer/dryer, no dishwasher, gas fireplace doesn’t work, and minimal indoor lighting.
