“No 12 is a good choice for a short stay in attractive North Berwick. It’s centrally located, convenient for beaches, the Seabird centre etc . Service is functional more than polished. My single room serviceable not elegant. Breakfast, included, sets you up for the day.”

“Welcoming team. A lovely property in an amazing location. Good selection of drinks and food. Their spa is really good too, with a separate pool and gym too. I wanted to add a photo, but the app wouldn't let me on this occasion. Well worth a visit and loved the close proximity to the beach”

“Stayed here to go an ice hockey game. First time in Fife and staying in the Elbow Room. Amazing location for the Ice Hockey and lovely friendly staff. Room was clean and had no issues. Breakfast available 24 hours which was great. Will definitely stay again as place was full of character. ”
